Job Description Primary Responsibilities: As a general matter, the Asset Management Associate will be responsible for supporting the management of our portfolio of properties and will work closely with the Asset Management team and other internal departments across the company to ensure the effective and efficient operation of the rental properties and to maximize the financial performance of the portfolio. The asset management associate is responsible for initiating, organizing, supervising, and managing the onboarding and stabilization of BTR projects as well as properties acquired onto the platform via other channels such as 1x1/MLS or bulk/portfolio acquisitions. Separately, the Asset Management Associate will be responsible for identifying other areas for improvement and developing and executing plans to address those areas identified.

Requirements

  • Minimum of bachelor's degree in business, finance, economics, mathematics, real estate, or a related field.
  • 3-5 years of experience in asset management, real estate management, or property management.
  • Demonstrated strong written and verbal communication skills.
  • Detail-oriented, with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi-task.
  • High-level critical thinking and problem-solving skills.
  • Strong communication skills; adept at working across organizations to effectuate change.
  • Experience working in a work schedule environment, weekends and holidays, based on business needs.
  • Strong analytical skills, with the ability to analyze data, identify trends and develop recommendations.
  • Excellent communication skills, both written and verbal.
  • Demonstrated ability to work independently, as well as in a team environment.
  • Proficiency in Microsoft Office Suite, particularly Excel and PowerPoint.
  • Ability to multitask, prioritize workload, and manage deadlines in a fast-paced environment.
  • Attention to detail and a high level of accuracy in work output.

Nice To Haves

  • Advanced degree or certifications preferable
  • Familiarity with property management software, such as Yardi or AppFolio, is a plus.

Responsibilities

  • Assist in the development and implementation of asset management strategies and plans for the portfolio of single-family rental properties, including onboarding, stabilization, and ongoing operations of:
  • Act as primary owner in 1x1 Acquisitions
  • Act as primary owner in Build-to-Rent (“BTR”)
  • Provide support in Portfolio Acquisitions
  • Work with the Asset Management team, centralized operations, field operations, acquisitions, renovations, leasing, accounting, FP&A, and others to manage the day-to-day operations of the rental properties, including leasing, rent collection, property maintenance, and tenant relations.
  • Conduct data analyses to identify opportunities to enhance the financial performance of the rental properties and develop and execute plans for such enhancements.
  • Assist in the preparation of weekly, monthly, quarterly, and annual reports on the performance of the rental properties segmented into different markets, funds, product-type, etc. as appropriate.
  • Collaborate with the FP&A team and possibly acquisitions teams to develop and manage property budgets, forecasts, and cash flow projections.
  • Identify areas for improvement related to various operational and property-related processes and create plans for improvement along with following through on the execution of those plans.
  • Help evaluate individual property issues that arise and devise procedures for resolving issues and using lessons learned to be applied more broadly.
  • Perform other duties as assigned.
