About The Position

The Asset Management Associate will support AvalonBay's national Portfolio and Asset Management platform by conducting portfolio and asset-level research and analysis. This role focuses on capital expenditure budgeting, cash flow modeling, asset valuation—portfolio performance metrics, and underwriting NOI-enhancing opportunities. The Associate will also assist in defining data processes and ensuring the accuracy of key portfolio data. This position provides an opportunity to collaborate with all members of AvalonBay's Asset Management team and the successful candidate will demonstrate curiosity and a willingness to learn.

Requirements

  • Bachelor's degree in a relevant field
  • 1-3 years of financial or asset management analysis experience, preferably in multifamily real estate
  • Understanding of property income statement, including NOI, FFO, revenue and how on-site activities impact property financials
  • Strong analytical and financial modeling skills, capable of generating detailed cash flow models
  • Basic understanding of return concepts, including Cap Rate, FFO Yield, ROI, Current Return, Total Return, Gross and Net Returns
  • Ability to synthesize data and present findings clearly in written and verbal formats
  • Proficiency in Microsoft Office (Excel, Word, PowerPoint)
  • Ability to create and deliver presentations to various stakeholders
  • Strong attention to detail and problem-solving skills
  • Ability to work with others on a diverse team
  • Familiarity with general office equipment and software tools
  • Strong time management skills and the ability to prioritize a complex workload

Responsibilities

  • Lead analysis and forecasting for annual capital budgets across the portfolio
  • Prepare and present materials for senior leadership review
  • Collaborate cross-functionally with accounting, finance, tax, ESG, and mixed-use teams
  • Perform valuation, cash flow, and other supporting analyses
  • Contribute to and occasionally lead projects, ensuring timely milestone completion
  • Develop models to assess portfolio and asset performance using KPIs and statistical tools
  • Manage performance tracking, calculation, and reporting within the Portfolio & Asset Management group
  • Assist in implementing performance plan modifications
  • Analyze capital investment performance and provide meaningful insights to leadership
