About The Position

Due to continued growth, Fitch Irick Corporation is seeking an experienced Assistant Vice President of Asset Management to lead performance oversight, strategic planning, and financial execution across a mid-to-large portfolio of affordable housing and multifamily properties. The AVP will operate with an institutional mindset; applying rigorous analytical frameworks, structured reporting protocols, and disciplined portfolio management practices consistent with the expectations of private equity sponsors and institutional ownership structures. This role works cross-functionally with property management, portfolio management, capital markets, development, and compliance teams to protect and grow portfolio value in alignment with property and portfolio level goals.

Requirements

  • Bachelor's degree in Real Estate, Finance, Business, or a related field required; Master's degree preferred.
  • 7–10+ years of progressive asset management experience in affordable housing, multifamily, or institutional commercial real estate.
  • Advanced proficiency in Microsoft Excel, including financial modeling, portfolio rollups, variance analysis, budget development, and data visualization.
  • Strong financial literacy: ability to read, construct, and interpret operating statements, budgets, cash flow projections, capital plans, and investment return analyses.
  • Demonstrated experience managing or providing structured oversight of third-party property management companies, including performance accountability and operational escalation.
  • Solid understanding of private equity and institutional investment fund structures as they relate to real estate ownership, including LP/GP relationships, investor reporting obligations, promote structures, and fund-level performance metrics.
  • Deep working knowledge of LIHTC program structures, compliance requirements, and financial modeling.
  • Experience building and maintaining property-level and portfolio-level KPI dashboards, trend analysis tools, and structured reporting packages.
  • General experience and working knowledge of commercial real estate transactions, including acquisitions, dispositions, refinancing, and ownership changes.
  • Experience supporting and asset managing a mid-to-large portfolio of affordable housing and multifamily properties.
  • Excellent written and verbal communication skills; able to produce polished, investor-ready deliverables and present confidently to senior leadership and institutional ownership.

Responsibilities

  • Serves as the lead owner’s representative across the portfolio, safeguarding ownership’s economic, operational, and strategic interests at the asset level and ensuring each property delivers on underwritten expectations for occupancy, revenue, expense control, NOI, and investor returns; hold property management, vendors, and internal partners accountable to ownership’s standards, and escalate risks or deviations from plan with recommended corrective action.
  • Serve as the team lead for the Asset Management group, providing day-to-day direction, mentorship, and coaching to Associates and Analysts; reviewing deliverables, delivering actionable feedback, and aligning team members’ work with portfolio goals, reporting standards, and organizational expectations while fostering a culture of accountability and professional growth.
  • Maintain strong portfolio performance by proactively monitoring occupancy, collections, leasing trends, and operational KPIs, continuously identifying opportunities within property operations to optimize revenue, control expenses, and maximize NOI performance relative to underwriting and market benchmarks.
  • Lead the development and execution of annual property-level operating budgets in close collaboration with property management, incorporating industry and regional benchmarking alongside both property-level performance expectations and portfolio-level financial objectives; monitor performance against approved budgets, identify variances, and implement corrective strategies as needed.
  • Prepare and deliver structured investor reports and internal portfolio performance packages on a periodic basis, translating complex operational and financial data into clear, executive-ready narratives that support informed decision-making by ownership, institutional partners, and internal leadership.
  • Create and maintain a comprehensive Annual Asset Plan for each property in the portfolio, establishing performance targets, capital priorities, leasing strategies, compliance milestones, and hold/sell positioning — serving as the primary management tool for measuring property-level progress and driving accountability throughout the year.
  • Oversee development and execution of the annual capital plan across the portfolio in conjunction with property management, ensuring correct prioritization, properly scoped, completed on time and within budget with a focus on target performance KPI’s.
  • Partner with compliance and site teams to ensure all assets maintain good standing under applicable regulatory programs, including LIHTC requirements and any project-based assistance contracts; proactively identify regulatory, operational, and financial risks that may affect long-term asset performance or investor returns.
  • Develop and implement targeted action plans for underperforming assets, identifying value creation opportunities through operational improvements, capital investment, repositioning, or program changes, and building the analytical case for strategic recommendations to senior leadership.
  • Support and collaborate with the Capital Markets team on strategic portfolio management initiatives, including hold/sell analyses, refinancing evaluations, ownership transitions, and underwriting; coordinate disposition, recapitalization, and acquisition efforts in close collaboration with Portfolio Management from initial strategy through transaction close.
