About The Position

1515 Surf Ave. Apartments is seeking an experienced Assistant Service Manager to join our team at a new complex located in Coney Island, Brooklyn, New York. The Assistant Service Manager will assist the Service Manager in overseeing the physical assets, safety, general maintenance repairs, apartment make readies, preventative maintenance and construction or rehabilitation projects for an apartment community/building. The Assistant Service Manager will also assist with maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring and overseeing the service staff. It is this individual’s duty to also assist with anticipating, identifying, and correcting all problems involving the Community and to work with the Community Manager to implement procedures to prevent such problems.

Requirements

  • Minimum 2 years of general maintenance experience in residential property management maintenance is required and 1 year of supervisory experience is preferred.
  • Working knowledge of HVAC, plumbing, electrical, fire protection, elevators, and energy management systems (VRF experience preferred)
  • A track record of building, developing & retaining high performance maintenance teams.
  • A track record of building & maintaining strong relationships with residents, ownership groups, and vendors.
  • Outstanding communication skills, both written & verbal.
  • Experience using Yardi or other Property Management Software.
  • The ability to use computer and email effectively.
  • A sharp, professional appearance.
