About The Position

The Assistant Property Manager at Avail Property Management, Inc. is responsible for supporting the Property Manager in managing Section 8 housing properties. This role involves overseeing the certification and recertification processes, ensuring compliance with Fair Housing laws, and providing excellent service to residents. Requirements

  • High School Diploma/GED required.
  • 6 months to one year of experience beneficial.
  • NCHM or Quadel COS certification required for Affordable Housing.
  • SCS certification required for Tax Credit site.

Nice To Haves

  • Experience with project-based Section 8 housing.
  • Familiarity with HUD regulations and policies.

Responsibilities

  • Annual and interim recertification of residents.
  • Conduct interviews and review applications of potential residents.
  • Assist residents, answer questions, and document service requests; consult with service coordinators when necessary.
  • Update tenant listings and waiting lists.
  • Process move-ins and move-outs.
  • Conduct unit inspections.
  • Prepare monthly reports.
  • Purchase supplies and pay bills in a timely manner.
  • Appear in court for eviction proceedings.
  • Perform other responsibilities as assigned by Property Manager or Sr. Property Manager.
  • Manage rent collections and ledger reconciliation.
