About The Position

The Assistant Property Manager will handle all aspects of the renovation process, assist with turnkey schedules, renovation schedules, and maintain the make ready status board. The role involves reviewing all lease files to ensure compliance with the ARP lease file audit program, performing collection of move-in monies and monthly rental payments on-site, and managing evictions, utility cut-offs, and landlord liens as required on delinquent rents. The Assistant Property Manager is responsible for obtaining service contracts, managing vendor relations, processing all vendor invoices, and obtaining certificates of insurance. Additionally, the position requires ensuring lease files are complete and executed properly with the necessary income documentation. Regular physical inspections of the community, including vacant units, and conducting move-in and move-out inspections are also part of the job. The Assistant Property Manager will coordinate with maintenance and make ready staff to ensure timely turnover of apartments after move-out and process all invoices and security deposits according to company policy. Maintaining liability awareness to avoid resident conflicts and property loss is essential.

Requirements

  • Knowledge of HUD/Section 8 policies and procedures
  • One-Site experience with affordable housing is a plus
  • Two (2) years of previous experience required

Responsibilities
