The Assistant Property Manager ensures a safe and attractive living environment for residents, exceptional quality and service, sustained resident satisfaction, operational efficiency, and strong financial results. This role serves in the capacity of the Property Manager in their absence, interacting routinely and courteously with residents, associates, management, and guests to address concerns promptly. Responsibilities include implementing sales and marketing activities to achieve occupancy goals, recommending strategies based on market conditions, and maintaining knowledge of competitive properties. The Assistant Property Manager must comply with Enterprise Residential’s policies and procedures, external regulatory requirements, and the Fair Housing Act. Key duties involve showing and leasing apartments, qualifying prospective residents, managing lease renewals, collecting rents, monitoring delinquencies, and maintaining accurate records. The role also involves promoting resident services initiatives, preparing and distributing operational and financial reports, assisting with property expenses, attending training, and supporting other communities as assigned. While not having direct reports, the Assistant Property Manager may act in a supervisory capacity under the direction of the Property Manager, including involvement in recruiting, interviewing, hiring, training, performance appraisal, and problem resolution.
