About The Position

Boyd Community Management is seeking a motivated Assistant Property Manager for a multi-family community in Staunton, VA. This role involves conducting all business in accordance with company policies and fair housing laws, managing financial aspects like monitoring income and analyzing reports, and maintaining accurate resident records. The Assistant Property Manager is also responsible for daily operational tasks, including posting rents, inspecting the community and vacant units, processing lease renewals, greeting prospective residents, handling phone calls, and contributing to marketing efforts. The position requires updating various reports, organizing documentation, processing move-ins and move-outs, managing security deposit accounting, and handling resident service requests. The Assistant Property Manager will also provide daily operational support, assist with resident functions, and serve as a backup for the Property Manager.

Requirements

  • Prior property management experience required.
  • Fair Housing Certification required.
  • Must be goal-oriented, organized, and resourceful.
  • Ability to work effectively in a fast-paced environment.
  • Strong written and verbal communication skills.
  • Proficient in Microsoft Office and property management software.
  • Must be able to work weekends as required.
  • Valid driver’s license and positive driving record required.
  • Background and credit check will be completed.

Responsibilities

  • Conduct all business in accordance with The Boyd Companies, LLC policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all applicable Federal and State laws.
  • Ability to prioritize, meet deadlines, and process high volumes of information with efficiency and accuracy in a highly dynamic environment.
  • Understand the importance of deadlines and confidentiality.
  • Read and understand financial reports; assist in analyzing operational information for impact on NOI.
  • Identify trends and recommend strategies to maximize rental income while minimizing expenses through effective planning and control.
  • Effectively monitor all income, including delinquencies.
  • Maintain accurate resident files and records.
  • Post and balance rents, deposits, and application fees daily.
  • Maintain a positive customer service attitude at all times.
  • Physically inspect the community when on grounds; pick up litter and report service needs to maintenance staff.
  • Inspect move-outs and vacant units when requested.
  • Maintain knowledge of all phases of leasing and resident retention.
  • Process lease renewals each month.
  • Greet prospective residents, tour the community, and perform leasing duties.
  • Answer and handle incoming phone calls from prospective residents, current residents, and vendors.
  • Maintain awareness of local market conditions and trends; contribute marketing ideas to improve resident satisfaction.
  • Update required reports (move-outs, traffic, leasing activity, etc.) daily and provide to the Property Manager.
  • Organize and file all applicable reports, leases, and documentation.
  • Proofread lease paperwork and process move-ins and move-outs.
  • Process security deposit accounting and move-out reports.
  • Accept service requests from residents, route to maintenance, and conduct follow-up after completion.
  • Perform additional duties as assigned by the Property Manager or Regional Property Manager.
  • Serve as backup for Property Manager duties as needed.
  • Provide daily operational support and assist in coordinating resident functions and community activities.
