About The Position

The Assistant Property Manager (APM) plays a critical role in supporting the day-to-day operations and financial performance of Bradley Company’s commercial real estate portfolio, including office, industrial, and retail assets. Acting as a trusted partner to the Property Manager, this position ensures tenant satisfaction, vendor accountability, and accurate financial management. The APM serves as a key point of contact for tenants and vendors, assists with budgeting and reporting, and helps deliver operational excellence across assigned properties.

Requirements

  • High school diploma or GED required; Bachelor’s degree in business, real estate, or related field preferred
  • 2+ years of commercial property management or related industry experience; prior assistant management or coordinator role preferred
  • Familiarity with commercial leases, vendor contracts, and building operations
  • Customer service oriented with a proactive, problem-solving mindset
  • Strong financial acumen with demonstrated ability to assist in budgeting, reporting, and invoice processing
  • High attention to detail and strong organizational abilities with the capacity to manage multiple priorities
  • Excellent interpersonal and communication skills to effectively engage tenants, clients, vendors, and internal teams
  • Proficiency with Microsoft Office Suite; experience with property management systems (Yardi) a plus
  • Valid driver’s license with ability to travel between properties as required

Responsibilities

  • Serve as a primary point of contact for tenant inquiries, service requests, and lease questions
  • Coordinate tenant move-ins/outs, ensuring smooth transitions and positive experiences
  • Support tenant engagement and client satisfaction initiatives through communications, events, and feedback initiatives
  • Oversee daily building operations, including inspections, maintenance coordination, and service provider performance
  • Ensure properties meet quality, safety, and compliance standards
  • Manage vendor contracts, Certificates of Insurance, and bid processes
  • Conduct regular site inspections and document findings
  • Assist with emergency preparedness, life safety programs, and OSHA compliance for assigned properties
  • Support the coordination of tenant improvement projects and capital repairs, monitoring progress and ensuring alignment with budget, lease, and client standards
  • Assist with rent collection, accounts receivable, and monitoring delinquent accounts
  • Process tenant bill-backs, vendor invoices, and purchase orders
  • Contribute to annual operating budgets, CAM reconciliations, and monthly ownership reports
  • Review and analyze property financial performance to identify cost-savings and efficiencies
  • Maintain accurate lease abstracts and property records
  • Partner with Property Manager to enforce lease provisions while balancing client/tenant relationship management
  • Review and audit lease abstracts to ensure accuracy of rent escalations, options, renewals, and obligations
  • Ensure compliance with tenant and vendor insurance requirements
  • Assist in preparing legal notices, contracts, and agreements as directed
  • Performs other duties and responsibilities as assigned to support business needs and contribute to team success.
