About The Position

Ebenezer is seeking an Assistant Property Manager to join their senior cooperative team at Gramercy Park Cooperative at Lake Shore Drive in Richfield, MN. This full-time position, working 80 hours every two weeks on a day shift with no weekends, will operate under the supervision of the Property Manager. The role primarily involves assisting in the daily administration of the Condominium, with a focus on administrative and office duties, and addressing the needs of the Condominium Owners.

Requirements

  • One to three years of previous experience - experience with property management
  • Working knowledge of Microsoft Excel, Publisher, Word, e-mail, and office equipment.

  • Assisted Housing Manager Quade ability to obtain and pass certification within 1 Year

Responsibilities

  • Serves as a support for the Property Manager in assisting with daily administration of the Condominium
  • Assist manager with financial duties as necessary.
  • Enter data into monthly fee spreadsheet.
  • Assist with preparing documents as necessary for condominium sales.
  • Order office supplies and monitor inventory.
  • Provides direction and assists with reception office area as needed.
  • Manages key FOB and resident information databases such as: Kantech, Condo Control Software, etc. with reception assistance.
  • Oversees website updates.
  • Serves as point of contact for residents:
  • Receives unit alteration forms.
  • Assists with coordinating “New Owner/Resident Orientation”.
  • Assists by responding to Resident questions and building concerns.
  • Addresses violations with Property Manager related to governing documents.
  • Addresses owner delinquencies with Property Manager.
  • Coordinates with committees on current projects:
  • Provides resources for events and activities.
  • Prepares documents for Annual Meeting and Election.
  • Liaisons between committees and Property Manager.
  • Maintains professional and accurate documentation of Resident’s, Committee’s and general building files:
  • Collects and files W9s and Certificates of Insurance for contractors and vendors.
  • Maintains binders located in common areas which may include Meeting Minutes and Financial Reports.
  • Maintains a high level of confidentiality when it pertains to Resident files.
  • Develops the Monthly Calendar, prepares newsletter articles and flyers.
  • Performs other duties required by the specific needs of the property.
