About The Position

AGPM, LLC is seeking a dedicated individual to assist the Property Manager (PM) with all aspects of operational procedures, including the daily oversight of all maintenance personnel. The role involves managing affordable housing waitlists, screening and reviewing applicants for eligibility for tax credits (LIHTC) and/or Section 8, and performing additional background and credit screenings on applicants. The successful candidate will complete move-ins under LIHTC and S8 parameters, manage HQS inspections and repairs, oversee equipment repairs, and manage general building maintenance operations. The position also requires tracking, maintaining, and scheduling in-house resident maintenance repair requests, as well as repairs requiring external vendors. Frequent resident engagement is essential, including follow-ups and timely responses via email and phone. The candidate will support, track, and assist both the site team(s) and PM on agency-specific regular inspections (i.e., REAC, MOR, API, etc.), track and log vacant apartments, and work alongside the PM reviewing MOR report information, especially regarding collections, legal/arrears, and bad debt matters.

Requirements

  • Must have tax credit (LIHTC) and Section 8 experience.
  • Strong knowledge of affordable housing programs and requirements.
  • Proficient in Microsoft Office applications.
  • Proficiency in Yardi required.
  • Experience in multifamily property management in administrative or APM-specific roles.
  • Ability to complete tasks/projects on-time.
  • Ability to collaborate with people and manage administrative projects.
  • Exemplary customer service skills.
  • Ability to multi-task well within specific time constraints.
  • Strong organizational skills and great attention to detail.

Responsibilities

  • Assist the Property Manager with operational procedures and daily oversight of maintenance personnel.
  • Manage affordable housing waitlist(s).
  • Screen and review applicants for eligibility for tax credits (LIHTC) and/or Section 8.
  • Perform additional background/credit screenings on applicants.
  • Complete move-ins under LIHTC and S8 parameters.
  • Manage HQS inspections/repairs.
  • Oversee equipment repairs and status updates.
  • Manage general building maintenance operations.
  • Track, maintain, and schedule in-house resident maintenance repair requests.
  • Prepare and release vendors via work authorizations ensuring all approvals are in place.
  • Maintain frequent resident engagement including follow-ups and timely responses.
  • Support, track, and assist site team(s) and PM on agency-specific regular inspections.
  • Track and log vacant apartments and follow up with PM to schedule make-ready process.
  • Work alongside PM reviewing MOR report information regarding collections, legal/arrears, and bad debt matters.
