About The Position

The Assistant Property Manager at MJL Properties LLC is a vital role responsible for managing various aspects of property operations within the company's real estate portfolio. This position requires a motivated and organized individual who can handle leasing, maintenance, tenant relations, and budgeting while collaborating with other team members and third-party professionals. Although prior property management experience is beneficial, it is not mandatory for applicants.

Requirements

  • Bachelor's Degree from an accredited university or related work experience in lieu of a degree.
  • 1 year of property management experience (preferred).
  • Strong organizational skills and attention to detail.
  • Ability to effectively resolve situations or complaints from tenants or vendors.
  • Clear written and verbal communication skills.
  • Tenacity and willingness to resolve complex problems.
  • Ability to work independently and multi-task.
  • Comfort and willingness to drive and commute to different sites throughout Los Angeles County.

  • Proficiency in Microsoft Suite or related software.

Responsibilities

  • Manage all aspects of property operations including leasing, maintenance, lease enforcement, budgeting, and tenant relations.
  • Manage listings, direct leasing and showing of premises, and collaborate with the asset manager on marketing plans.
  • Oversee tenant improvements and manage third-party brokers for marketing and lease-up of properties.
  • Lead move-in and move-out inspection protocols and manage legal processes associated with tenants, including evictions.
  • Conduct regular property inspections and ensure the upkeep and maintenance of all portfolio properties.
  • Maintain detailed records of all activity in properties, including maintenance work, repairs, and tenant complaints.
  • Manage all maintenance and repair needs for the portfolio, from inputting work orders to ensuring timely completion.
  • Assist in managing construction projects, remodels, rehabs, and ground-up construction.
  • Solicit bids, negotiate costs with contractors and vendors, and select vendors for jobs.
  • Ensure all work orders are completed properly and update files accordingly upon completion.
  • Maintain a strong working knowledge of costs and prices for material and labor for repair and maintenance jobs.
  • Manage relationships with vendors and contractors.
  • Prepare lease abstracts and maintain a strong understanding of lease details for all portfolio properties.
  • Prepare residential and commercial leases, amendments, and related documents.
  • Administer and enforce lease agreements, including billing and collection of rents and tenant charges.
  • Serve as a point of contact for tenants, managing relationships and negotiating lease terms and renewals.
  • Prepare and manage property budgets, financial reports, and rental collections.
  • Manage tenant and property files in the company's property management system and ensure records are up-to-date.
  • Collaborate with team members and third-party professionals on related duties.
