About The Position

The Assistant Property Manager ensures a safe and attractive living environment for residents, exceptional quality and service, sustained resident satisfaction, operational efficiency, and strong financial results. This role serves in the capacity of the Property Manager in his/her absence. The Assistant Property Manager is expected to demonstrate the HEROES principles of HELPFUL, ENGAGED, RESPONSIVE, OUTSTANDING, EXCELLENCE, and SUCCESS in all activities and interactions, as well as the STARS principles of Service, Teamwork, Action, Reputation, and Success. The position involves routine interaction with residents, effective communication with associates, management, and guests, and addressing all areas of concern promptly and professionally. Responsibilities include implementing sales and marketing activities, ensuring compliance with policies and procedures, managing lease processes, collecting rents, and promoting resident services initiatives.

Requirements

  • Minimum three years' experience in property management, leasing, or a related field.
  • High School Diploma or G.E.D.
  • NCHM COS & TCS Certification or equivalent certification, or commitment to obtain certifications.
  • Ability to work in a fast-paced environment with strong organizational skills.
  • Strong verbal and written communication skills.
  • Ability to apply reasoning and problem-solving skills.
  • Ability to read and understand policies and procedures in English.
  • Strong computer skills, particularly in Microsoft Word and Excel.
  • Excellent interpersonal skills and strong customer service orientation.
  • Strong attention to detail.
  • Ability to handle a high volume of telephone calls.
  • Possess and maintain reliable transportation.

Responsibilities

  • Ensure a safe and attractive living environment for residents.
  • Demonstrate HEROES and STARS principles in all activities and interactions.
  • Interact routinely with residents and communicate effectively with all stakeholders.
  • Implement sales and marketing activities to achieve occupancy goals.
  • Comply with Enterprise Residential's policies and procedures.
  • Ensure compliance with the Fair Housing Act and manage lease processes.
  • Collect rents and manage delinquencies and collections.
  • Provide direction to the team in the absence of the Property Manager.
  • Promote resident services initiatives and engage residents in activities.
  • Prepare, monitor, and distribute reports on operational and financial data.
  • Assist in processing property expenses.
  • Participate in required training sessions.
  • Keep the Property Manager informed of relevant information.
  • Support other communities as assigned.
