WinnCompanies is seeking an Assistant Property Manager for Olmsted Green West, a 298-unit affordable housing community in Dorchester, MA. The role involves managing day-to-day leasing activities, ensuring high occupancy rates, and providing exceptional service to residents and clients. The Assistant Property Manager will work Monday to Friday, from 8:00 AM to 5:00 PM, and will step in as Property Manager when needed.

  • Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required.
  • Facilitate all aspects of apartment leasing, including touring with prospective residents, processing applications, and negotiating lease renewals.
  • Provide exceptional customer service and respond to resident issues and complaints in a timely manner.
  • Assist in all facets of physical and financial management as needed and assigned.
  • Act as Property Manager in the absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager and resident correspondence.
  • High school diploma or GED equivalent.
  • Minimum of 1 year of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Bilingual in Spanish and English.
  • Experience with various computer systems, including Microsoft Office.
  • Outstanding verbal and written communication skills.
  • Excellent customer service skills.
  • Superb attention to detail.
  • Willingness to learn and be trained.
  • Ability to multi-task in a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
  • Associate's degree.
  • Experience with Yardi or RealPage property management software.
  • Experience with completing LIHTC certifications.
