The Assistant Property Manager is responsible for maintaining communities to a market-ready standard and ensuring a high level of service. This role involves building and motivating high-performing teams to maximize property performance. Key responsibilities include assisting the Property Manager with overall operations such as maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. The Assistant Property Manager is also tasked with providing superior customer service to residents and prospects to enhance satisfaction, increase renewals, revenue, and profitability. They complete lease/renewal paperwork, track and evaluate advertising and client traffic, and maintain residents' files according to company standards. Furthermore, the role involves maintaining a positive living environment through prompt conflict resolution, managing community budget and finances, and working with leasing staff to achieve leasing/marketing goals. The Assistant Property Manager assists with the day-to-day operations of the on-site team, ensuring compliance with company policies and procedures, and contributes to effective staff through interviewing, hiring, and coaching.
