About The Position

The Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property. This role involves ensuring the smooth running of the community in a fast-paced environment. The Assistant Property Manager will assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. They will also provide superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Key duties include completing lease/renewal paperwork, tracking and evaluating advertising and client traffic, maintaining and modeling the company's mission, assisting with day-to-day operations of the on-site team, maintaining effective staff through interviewing, hiring, and coaching, managing resident files, resolving conflicts, managing community budget and finances, and working with leasing staff to meet goals.

Requirements

  • Effective communication and customer service skills.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping and sales skills.
  • Excellent oral and written communication skills.
  • High School Diploma, GED, Technical or Vocational school.
  • 3+ years of Property Management experience.
  • 1+ years of Management experience.

Responsibilities

  • Ensure the smooth running of our community in a fast-paced environment.
  • Assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Assist the Property Manager with providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Complete lease/renewal paperwork to ensure completion of company standards.
  • Track and evaluate advertising, and all client traffic.
  • Assist the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
  • Assist the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintain residents' files in accordance with company standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Determine leasing opportunities of staff and work on goal setting – improving the performance of each staff member.
  • Supervise day-to-day operations of the team, ensuring that all C&W policies and procedures are being followed.
  • Manage a team.
  • Perform any other related duties as required or assigned.
