The Assistant Property Manager is responsible for maintaining communities to a market-ready standard and ensuring a high level of service. This role involves building and motivating high-performing teams to maximize property performance. The Assistant Property Manager assists the Property Manager with overall operations, including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. Key responsibilities also include providing superior customer service to residents and prospects, completing lease/renewal paperwork, tracking advertising and client traffic, and maintaining effective on-site staff through interviewing, hiring, and coaching. The position requires maintaining resident files, fostering a positive living environment through conflict resolution, managing community budget and finances, and collaborating with leasing staff to achieve leasing/marketing goals.
