About The Position

According to prescribed policies and procedures, under the supervision of the Property Manager or Senior Property Manager assists in all operational and financial aspects of the property or properties. The Assistant Property Manager II ensures that the property operates within HUD and LIHTC rules, complies with company policies and procedures, fair housing laws, state landlord and tenant laws, and Low Income Housing Tax Credit (LIHTC) section 42 rules. This role involves direct communication with regulatory authorities and owners to resolve management issues, maintaining occupancy levels, and ensuring good owner and resident relations.

Requirements

  • High school diploma or equivalent.
  • One or more years of general office, customer service, or sales and marketing experience.
  • Good communication, comprehension, and interpersonal skills.
  • Working knowledge of Windows, Microsoft Office Suite, and internet.
  • Ability to understand data and carry out verbal and written instructions.
  • Ability to perform basic math skills.

Responsibilities

  • Ensure property operates within HUD and LIHTC rules.
  • Comply with company policies, fair housing laws, and state landlord and tenant laws.
  • Communicate with regulatory authorities and owners to resolve management issues.
  • Prepare amendments, extensions, and supporting schedules for rental assistance contracts.
  • Maintain occupancy levels and good owner and resident relations.
  • Oversee marketing and leasing functions to maintain budgeted occupancy.
  • Implement effective resident retention programs.
  • Develop and maintain relationships with owners, partners, and Boards.
  • Ensure timely and accurate payment to vendors.
  • Conduct and document marketing efforts in adherence to the Affirmative Fair Housing Marketing Plan.
  • Report complaints and allegations of abuse or misappropriation of funds.
  • Assume leadership role in the absence of the Property Manager.
