About The Position

The Assistant Property Manager ensures a safe and attractive living environment for residents, exceptional quality and service, sustained resident satisfaction, operational efficiency, and strong financial results. This role serves in the capacity of the Property Manager in their absence. The Assistant Property Manager consistently demonstrates the HEROES principles of HELPFUL, ENGAGED, RESPONSIVE, OUTSTANDING, EXCELLENCE, and SUCCESS in all activities and interactions. They interact routinely with residents, communicate effectively with all stakeholders, and implement sales and marketing activities to achieve occupancy goals. The role requires compliance with policies and procedures, management of lease renewals, collection of rents, and promotion of resident services initiatives. The Assistant Property Manager also prepares operational and financial reports and assists in processing property expenses.

Requirements

  • Minimum three years' experience in property management, leasing, or a related field.
  • High School Diploma or G.E.D.
  • NCHM COS & TCS Certification or equivalent certification, or ability to obtain certifications.
  • Ability to work in a fast-paced environment with strong organizational skills.
  • Strong verbal and written communication skills in English.
  • Ability to apply reasoning and problem-solving skills.
  • Ability to read and understand policies and procedures in English.
  • Strong computer and keyboarding skills, proficiency in Microsoft Word and Excel.
  • Excellent interpersonal skills and strong customer service orientation.
  • Strong attention to detail.
  • Ability to handle a high volume of telephone calls.
  • Possess and maintain timely and reliable transportation.

Responsibilities

  • Ensure a safe and attractive living environment for residents.
  • Serve in the capacity of the Property Manager in their absence.
  • Demonstrate HEROES principles in all activities and interactions.
  • Interact routinely with residents and communicate effectively with all stakeholders.
  • Implement sales and marketing activities to achieve occupancy goals.
  • Comply with Enterprise Residential's policies and procedures.
  • Ensure compliance with the Fair Housing Act and manage lease renewals.
  • Collect rents and manage delinquencies and collections.
  • Provide direction to the team in the absence of the Property Manager.
  • Promote resident services initiatives and engage residents in activities.
  • Prepare, monitor, and distribute reports on operational and financial data.
  • Assist in processing property expenses.
  • Participate in required training sessions.
  • Keep the Property Manager informed of relevant information.
  • Support other communities as assigned by management.
