Village Green seeks a highly organized and proactive Assistant Manager whose primary responsibility is overseeing rent collection, managing delinquent accounts, and handling the eviction process. The Assistant Manager determines the new interest rate annually and revises the security deposit interest forms. They establish and maintain good relations with residents, prospective residents, vendors, and co-workers. The role involves maintaining control over Accounts Receivables, ensuring Village Green’s targeted delinquency goal of less than .005% of annual GPI is met. Responsibilities include applying payments to resident ledgers, making daily bank deposits, following up with telephone calls and/or collection or demand notices to ensure prompt payment by residents, creating and delivering NSF notification letters, adjusting/correcting resident ledgers, inputting concessions, and updating lease information/changes. The Assistant Manager also maintains current and complete property management software information, administers the lease renewal program, generates and delivers general correspondence to residents, vendors, and prospective residents, inspects the condition of move-outs in a timely manner, maintains collection policy for residents who moved out with a balance on their account, assists in monitoring property condition, and performs general office duties. They may also perform property manager duties in the absence of the Property Manager.
