Stratum is hiring an experienced Assistant Manager II for our multifamily apartment communities, Timberridge Place Apartment Homes and Somerset Place Apartments at Timber Ridge in Albany, Oregon. This Assistant Manager II role supports day-to-day apartment management operations, leasing, rent collection, delinquency management, financial reporting, team supervision, and resident relations at two professionally managed apartment communities in Albany, OR. Timberridge Place Apartment Homes offers luxury apartment living with granite countertops, plank flooring, air conditioning, complimentary internet and TV services, a pool and spa, fitness center, and sports court. Somerset Place Apartments at Timber Ridge features spacious one-, two-, and three-bedroom apartment homes with in-unit washers and dryers and access to Timberridge amenities, creating a cohesive multifamily community experience. Position: Assistant Manager II – Multifamily Property Management Location: Timberridge Place Apartment Homes & Somerset Place Apartments at Timber Ridge, Albany, OR Schedule: Full-time position (40 weekly contract hours), Tuesday through Saturday, 9:00 am to 6:00 pm, with a 60-minute unpaid meal break. This role also includes availability for occasional after-hours emergencies during the week, weekends, and holidays to support resident needs and property operations. Classification: Non-exempt position, eligible for overtime pay Pay Range: $23.00 – $27.00 per hour Bonuses: Eligible for monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan, based on leasing performance, renewals, occupancy, and resident engagement Cell Phone Stipend: $50/month or $600/year Housing Opportunity: Live onsite with a 25% rental discount. Requirements

  • High School diploma or equivalent required
  • Minimum six (6) months of property management experience preferred
  • Six (6) months to one (1) year of supervisory experience required
  • Strong knowledge of multifamily property management operations
  • Demonstrated leadership and team supervision skills
  • Strong leasing, marketing, and resident retention experience
  • Working knowledge of landlord-tenant law and Fair Housing compliance
  • Intermediate proficiency in Microsoft Office 365
  • Experience with property management software (Yardi or similar systems preferred)
  • Strong organizational, communication, and conflict resolution skills
  • Valid driver’s license, reliable transportation, and proof of insurance required
  • Ability to operate a golf cart and conduct property inspections
  • To help maintain a smooth resident experience, this position requires availability for occasional after-hours emergencies during the week, weekends, and holidays. These situations are infrequent but important to ensuring our communities continue to run seamlessly.
  • This Assistant Manager II position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Repetitive use of hands, wrists, and fingers is required for computer and documentation tasks. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. Work includes indoor and outdoor property inspections in varying weather conditions.
  • Ability to remain focused and effective during high-stress operational periods is essential.

Responsibilities

  • Work within the approved annual operating budget to support property profitability and NOI goals
  • Assume full managerial authority and decision-making responsibilities when the Property Manager is absent
  • Supervise onsite apartment staff and provide leadership, training support, and daily work direction
  • Prepare, review, and approve new resident files for compliance and corporate submission
  • Process applications, oversee move-ins, renewals, and lease documentation
  • Collect, accurately record, and deposit rent payments in accordance with company policy
  • Track delinquencies, serve required notices, and coordinate tenancy termination with corporate authorization
  • Prepare detailed weekly traffic reports and monthly operational reports by established deadlines
  • Ensure professional and timely responses to resident inquiries, service requests, and concerns
  • Support leasing performance, occupancy goals, marketing campaigns, and local employer outreach
  • Maintain working knowledge of rental market trends in Albany, Oregon
  • Coordinate vendor scheduling and ensure maintenance work orders are completed with quality control
  • Conduct daily inspections of vacant units, models, amenities, clubhouse, and common areas
  • Assist with emergency response and after-hours operational needs
  • Ensure accurate daily payroll time reporting and compliance with wage and hour standards
  • Maintain confidential employee and resident records in compliance with Fair Housing and landlord-tenant laws
