About The Position

We are seeking a hardworking, motivated Assistant Maintenance Technician to support the day-to-day maintenance operations at one of our affordable residential communities. This is a hands-on role designed for someone who wants to develop technical skills and gain experience in areas such as HVAC, plumbing, electrical, and carpentry. Working under the direction of the Maintenance Supervisor and alongside experienced technicians, the Assistant Maintenance Technician plays a key role in ensuring our communities are safe, functional, and welcoming for all residents.

Requirements

  • 1-2 years of experience in property maintenance
  • Willingness to learn building systems and apply new hands-on skills
  • High school diploma or equivalent required
  • Basic understanding of hand tools and maintenance equipment
  • Ability to follow instructions and work efficiently
  • Good communication and teamwork skills
  • Attention to detail and a proactive attitude toward learning and development

Nice To Haves

  • Technical or vocational training in a building trade is a plus
  • Certifications such as HVAC, EPA, or trade-specific training (plumbing, electrical, carpentry) Are required

Responsibilities

  • Respond promptly to service requests and complete repairs efficiently with minimal supervision.
  • Perform hands-on maintenance including replacing fixtures, repairing leaks, unclogging drains, adjusting doors and locks, and patching drywall or paint.
  • Troubleshoot minor electrical, plumbing, and appliance issues and escalate complex repairs to the Maintenance Supervisor.
  • Maintain a clean and organized work area at all times, ensuring tools, materials, and supplies are properly stored and accessible.
  • Support the property team by keeping common areas, amenities, and equipment rooms clean, functional, and safe for residents and staff.
  • Communicate clearly with residents and office staff about maintenance progress, timelines, and completion.
  • Take ownership of assigned preventative maintenance routines — including replacing HVAC filters, testing smoke detectors, cleaning coils, checking plumbing fixtures, inspecting lighting, and lubricating mechanical parts.
  • Document completed tasks accurately and report any concerns immediately to the Maintenance Supervisor.
  • Identify potential equipment or safety issues during inspections and recommend corrective actions.
  • Keep maintenance logs and equipment records up to date.
  • Lead or assist in turning vacant units quickly and thoroughly — including cleaning, painting, minor electrical and plumbing repairs, and appliance checks.
  • Ensure all units meet company readiness standards prior to move-in.
  • Perform detailed move-out inspections and document needed repairs or damages.
  • Work with vendors and contractors when necessary to complete larger projects or renovations on time.
  • Perform daily exterior walks to pick up trash, remove debris, and identify potential hazards.
  • Maintain landscaping areas by trimming bushes, clearing pathways, and cleaning curbs and parking areas.
  • Support seasonal work such as snow and ice removal, irrigation checks, pressure washing, exterior touch-up painting, and signage repair.
  • Inspect building exteriors, roofs, and lighting regularly to ensure all systems and structures remain in good condition.
  • Follow all OSHA, EPA, and company safety protocols while using ladders, power tools, and maintenance equipment.
  • Ensure all tools, supplies, and equipment are properly maintained and reported for replacement or repair when needed.
  • Attend and participate in safety meetings, toolbox talks, and required training sessions.
  • Immediately report accidents, hazards, and unsafe conditions to the Maintenance Supervisor.
  • Work closely with senior technicians to develop technical skills in HVAC, electrical, plumbing, and appliance repair.
  • Take initiative to learn and expand technical knowledge through on-the-job training.
  • Provide support to teammates and assist with emergency maintenance situations as needed, including after-hours or on-call rotation when required.
