About The Position

The Assistant Maintenance Manager supports the Maintenance Manager in overseeing daily maintenance operations at a residential or multifamily property. This role helps coordinate work orders, supervise maintenance staff, perform hands-on repairs, and ensure preventative maintenance programs are followed. The Assistant Maintenance Manager plays a key role in maintaining building safety, operational efficiency, and a positive resident experience.

Requirements

  • 2+ years of residential or multifamily maintenance experience
  • Working knowledge of HVAC, plumbing, electrical, and general building systems
  • Ability to troubleshoot and perform routine and emergency repairs
  • Strong organizational and time-management skills
  • Comfortable using work order systems and basic computer applications
  • Ability to work flexible hours, including evenings, weekends, and on-call shifts
  • Strong communication and customer service skills
  • Valid driver’s license

Nice To Haves

  • EPA certification preferred or willingness to obtain

Responsibilities

  • Assist the Maintenance Manager with day-to-day maintenance operations
  • Help assign, track, and complete work orders and service requests
  • Perform hands-on maintenance and repairs, including: Plumbing, electrical, HVAC, and general carpentry, Apartment turns and common area maintenance
  • Support preventative maintenance programs for building systems and equipment
  • Conduct routine inspections of apartments, common areas, and mechanical rooms
  • Assist with vendor coordination, including access, oversight, and quality checks
  • Monitor maintenance supplies, tools, and parts; report inventory needs
  • Help ensure compliance with safety regulations, policies, and local codes
  • Respond to maintenance emergencies and participate in on-call rotation
  • Assist with training and mentoring maintenance technicians
  • Communicate maintenance updates to management and residents as needed
  • Maintain accurate documentation and work order records
  • Support capital projects, renovations, and property improvement initiatives
