Requirements

Experience: 2-3 years of recent, hands-on experience in construction management, site supervision, or a closely related role directly involving ground-up or major renovation projects.
Technical Knowledge: Strong understanding of building systems, HVAC equipment, and related technologies.
Certifications: Required to have a New York City Refrigeration and / or Air Conditioning Operators License and a Universal Refrigerant Certification as per 40 CFR 82 subpart F.
Leadership: Ability to lead and manage a team of maintenance professionals.
Problem-Solving: Strong problem-solving and troubleshooting skills.

Responsibilities

Direct Project Execution: Directly oversee and actively participate in the execution of ground-up construction and renovation activities, ensuring all phases meet project specifications and quality standards.
Coordinate Key Stakeholders: Assist in coordinating with architects, engineers, subcontractors, and clients to align project goals, resolve issues, and ensure timely completion of construction milestones.
Active Site Management: Conduct regular, hands-on site visits, meticulously monitor daily construction progress, and proactively identify and address potential issues directly on the ground to keep projects on track.
Ensure Code Compliance: Apply and expand your understanding of critical building codes and regulations, including ASHRAE standards, NFPA codes (fire protection), and IBC (International Building Code), ensuring all construction work adheres strictly to requirements.
Construction Methods & Materials: Gain deeper experience by directly overseeing and applying knowledge of various construction materials and methods, including concrete pouring, structural steel erection, masonry, pipefitting, welding, insulation, and sheet metal fabrication.
System Installation & Maintenance Oversight: Oversee the installation and perform preventative and corrective maintenance on diverse building systems, such as HVAC, plumbing, electrical, fire suppression, and building automation systems, as part of the renovation.
Conduct Inspections: Perform routine quality and safety inspections of ongoing construction work, building systems, and installed equipment to identify potential issues and ensure compliance with all regulations.
Assist in Planning: Contribute to developing and implementing construction schedules and procedures.
Support Energy Initiatives: Help implement strategies to optimize energy efficiency during construction and in the renovated facility.
Aid Emergency Response: Assist in developing and implementing emergency procedures for managing construction-related incidents, equipment failures, or other critical events.
Promote Safety: Ensure strict compliance with all construction safety regulations and participate in implementing safety training programs for all site personnel.
Troubleshoot Issues: Learn to diagnose and assist in repairing construction equipment malfunctions and on-site technical issues.
Ensure Compliance: Help ensure all construction activities and facility operations comply with applicable regulations and safety standards.
Support Reporting: Assist in preparing and submitting detailed reports on construction progress, equipment performance, and maintenance activities.
