About The Position

Impact Communities is seeking an Assistant Community Manager to support the Community Manager in ensuring the community generates satisfactory cash flow, maintains property standards, and assures customer satisfaction. The Assistant Manager will also manage the property in the absence of the Community Manager. Founded in 2007, Impact Communities specializes in Property Management Services for Manufactured Housing, believing that every family deserves the opportunity for home ownership in a supportive community.

Requirements

  • High school diploma or equivalent, or a combination of education, training, or experience.
  • Property management experience preferred.
  • Detail-oriented and well-organized.
  • Valid driver's license in the state of residence.
  • Effective verbal and written communication skills.
  • Ability to work evenings and weekends if necessary.
  • Professional demeanor at all times in the community.
  • Compliance with expectations in the Employee Handbook.
  • Successful completion of a background check.

Responsibilities

  • Promptly answer telephone and email inquiries to schedule appointments for prospective residents.
  • Greet prospective residents, demonstrate community features, explain terms of occupancy, and provide local area information.
  • Assist with the sale of homes to prospective residents, obtaining holding deposits and applications.
  • Follow up with prospective residents who have not yet leased to continue the leasing or sale process.
  • Determine and certify the eligibility of prospective residents according to regulations and procedures.
  • Assist the Community Manager and Sales Manager with marketing and sales activities, including advertising and competitor surveys.
  • Pursue and collect rent payments, accurately recording remittance.
  • Investigate complaints, disturbances, and violations, resolving problems according to management rules.
  • Prepare, submit, and maintain accurate records and reports.
  • Ensure confidentiality of all resident data.
  • Provide information and reports in coordination with other departments as needed.
  • Conduct activities in accordance with HUD regulations and Fair Housing requirements.
  • Process move-in and move-out documents.
  • Perform other duties as required or assigned.
