The primary job responsibilities of the Assistant Community Manager are to assist the Community Manager to effectively manage the property and to assume the responsibilities of the manager in his/her absence. Additional responsibilities include but are not limited to assisting in employee training, maintaining accurate resident records, issuing appropriate notices as necessary (i.e., late payments, evictions, returned checks, legal notices put out per lease), posting all rents, deposits, and fees, collecting monies from residents, managing and maintaining low delinquency for the community, preparing and updating reports as delegated by the Community Manager, greeting customers, offering refreshments, selling property benefits, requesting deposits, and performing all leasing functions. The Assistant Community Manager is also responsible for answering phones and responding to calls and inquiries from customers, residents, and vendors professionally, qualifying customers per property guidelines, adhering to all Fair Housing/OSHA Laws, collecting all required new lease paperwork, fees, and deposits, and conducting daily inspections of models, vacant units, and office appearance to ensure readiness. They must be aware of local market trends and conditions, complete daily, weekly, and monthly leasing and marketing reports, inspect the property, pick up litter, report service needs to the manager or maintenance, inspect move-outs within 24 hours of the scheduled move-out, complete monthly resident newsletters, update the community Facebook page, plan, budget, organize, and oversee resident retention functions, ensure that all marketing material is updated and accurate, create flyers and other promotional materials for approval, monitor and supervise activity in the community, develop a comprehensive understanding of residents, and be an active member of the site team. In the absence of the Community Manager, the Assistant Community Manager assumes/perform the duties of the Community Manager, including reviewing the Yieldstar dashboard.
