Assistant Chief Engineer Job Summary Supervises and directs maintenance personnel in installation, repair, and maintenance of all base building and critical system machinery and equipment. Responsible for supervision of the operating team on his shift. Assumes the Chief Engineers responsibilities if the Chief Engineer is not on site. . Includes scheduling and planning the work and resource allocation necessary to installation, repair, and maintain all base building and critical system machinery and equipment. In addition, the Assistant Chief Engineer is expected to coach team members. This requires a high level of technical expertise in at least one skill craft area and a working knowledge in all others. The individual in this role must be available for Call-in work and perform other duties as required.

Requirements

  • Minimum of a high school diploma. Two years of trades schooling in electrical system design, refrigeration and HVAC.
  • 3-5 years of experience in facility/plant engineering maintenance with at least 3 years in Engineering supervising experience.
  • At least five years of experience as a journeyman level engineer
  • Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation.
  • A thorough understanding of critical systems including FLS, MOPs, SOPs, EOPs, and UPS systems
  • Knowledge of operations, maintenance and process of critical facilities.
  • Familiar with change management protocols
  • Must be very proficient in computer application software such as MS Office, CMMS, BMS/BAS and cross functional applications
  • Excellent interpersonal communications skills, written and verbal, are required. Able to interact with all levels of the organization and outside contractors, architects, and engineers.
  • Candidate must have Wisconsin State Operators License or equivalent.
  • Candidate must have a Refrigerant Universal Card
  • This position requires the individual to frequently and/or regularly stand; walk; work at heights, stand for long periods of time, climb or balance; and stoop, kneel, crouch, or crawl, and must have good general vision abilities.
  • The employee frequently is required to talk or hear, work in changing environmental temperature extremes, lift move and/or carry heavy (up to 50 pounds) objects and to do all of these duties in a safe manner.

Responsibilities

  • Supervises and directs maintenance staff on his shift and monitors performance of their assigned responsibilities.
  • Performs and/or directs the performance of all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience. It is also followed up with adequate clean up.
  • Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
  • Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but not limited to: Demonstrating the proper use and care of tools and instruments, giving hands-on instruction in basic maintenance, safety, and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
  • Supervises and implements the preventative maintenance program. Specific duties include and are not limited to scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
  • Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workplace. Insures the availability of an adequate operating inventory of tools and supplies. Specific duties include but not limited to: Preparing and submitting purchase order requests, developing sources for stock materials and performing periodic checks for supplies.
  • Maintain up to date system manuals and inspection reports.
  • Team productivity monitoring
  • Oversee the accurate and timely completion of tenant service work orders. Review monthly service work order summaries to pinpoint and correct reoccurring operational issues
  • Assist in creating purchasing specifications and competitive bid analysis for stock materials such as water treatment chemicals, HVAC supplies, lighting, ceiling tiles, paint, electrical, and plumbing supplies. Preparing and submitting purchase order requests
  • Additionally, the Assistant Chief Engineer is expected to have knowledge of codes, laws and regulations pertaining to the operation of the facility, and be able to implement and assist in activities regarding the reduction of liability to the Client, Owner and Jones Lang LaSalle Americas, Inc.
