About The Position

The Assistant Area Maintenance Manager partners with the Area Maintenance Manager’s to ensure high quality maintenance standards are maintained for the company’s portfolio. Responsibilities include providing support to ensure appropriate maintenance policies and protocols are being followed; creating and implementing property-specific preventative maintenance programs; and ensuring properties are compliant with OSHA and company safety policies.

Requirements

  • Minimum of three (3) years’ experience in residential maintenance management or supervision.
  • Valid driver’s license required.
  • Employee will be regularly required to travel to multiple properties and could be required to travel up to 50+ miles a day. Reliable transportation is required.
  • Experience in training employees in maintenance and safety practices required.
  • HVAC EPA certification required.
  • Excellentcommunication, organizational, and leadership skills.
  • Ability to write reports, business correspondence, and procedure manuals.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and effectively deal with abstract and concrete variables.
  • Ability to respond to and resolve unexpected issues and handle priority changes in a fast-moving, fluid environment.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Current knowledge of OSHA and other Nevada Housing Division regulations regarding property management.
  • Proficient computer skills, including Word, Excel, Outlook, and use of property management software, such as Yardi.
  • Frequent lifting, carrying, pushing, or pulling up to 50 lbs. and constantly moving appliances and heavy machinery correctly and safely.
  • Ability to withstand extended exposure to outdoor weather conditions including rain, extreme hot ay include airborne particles.
  • Climbing: frequently ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet, and legs and/or hands and arms.
  • Body agility is important: maintaining body equilibrium to prevent falling when walking, standing, or crouching.
  • Stooping: frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
  • Kneeling: frequently bending legs at knees to come to rest on knee or knees.
  • Reaching: frequently extending hand(s) or arm(s) in any direction.
  • Handling: frequently seizing, holding, grasping, turning, or otherwise working with hand or hands. Fingers are involved only to the extent that they are an extension of the hand, such as to turn a switch or shift automobile gears.
  • Hearing: ability to ascertain if equipment is working properly and to respond to alarms.
  • The worker is required to visual acuity to perform an activity such as: operating machines such as power saws where the seeing job is at or within arm’s reach; performing mechanical or skilled trade tasks of a non-repetitive nature such as ones by carpenters, technicians, service people, plumbers, painters, mechanics, etc.
  • The worker is subject to both environmental conditions: Activities occur inside and outside.

Nice To Haves

  • Demonstrated experience managing a team of at least five (5) maintenance team members on all aspects of building maintenance preferred.

Responsibilities

  • Support site staff in achieving KPIs in all areas. Recommend and support implementation of existing and new property maintenance manual directions through compliance, including timely work order processing.
  • Coordinate/lead onboarding for all new maintenance employees.
  • Inspect inventory of company-owned equipment, tools, and supplies at each property quarterly and provide detailed reports to Area Maintenance Manager’s.
  • Direct maintenance staff with completion of challenging work orders. Mentor and develop staff through troubleshooting electrical, plumbing, general carpentry, appliance repair, and other maintenance issues.
  • Organize third party safety walks with representatives, follow-up and direct repairs as needed.
  • Monitor site staff’s completion of required maintenance and safety training in partnership with their supervisor. Recommend and/or provide follow-up training as needed.
  • Be available to respond to property emergencies after hours as needed.
  • Participate in the evaluation of vendors by obtaining feedback from site staff analyzation of budgets and the recruitment of new possible vendors to improve the preferred vendor list.
  • Provide short term site support on an as needed basis when presented with short staffing or an abundance of work orders are present.
  • Participate in annual property budget process. Evaluate and provide recommendations to Area Maintenance Managers.
  • Participate in the development of preventative maintenance protocols for each property; oversee implementation and monitor completion by site staff employee.
  • Remain current in maintenance best practices for residential housing through participation in skills development trainings; share learnings with maintenance staff and management team, as appropriate.
  • Assist in the coordination of pre-audit site inspections in preparation for regulatory visits; provide support to site staff with necessary remediation work prior to the regulatory visit.
  • Assist in the monitoring of maintenance staff’s completion of reports/paperwork related to property maintenance records, manuals, forms, logbooks, annual inventories, equipment, safety, and required postings. Spot check for accuracy and timeliness.
  • Attend and participate in activities, meetings, regulatory agency trainings or inspections, etc. as required.
  • Perform other duties as from time to time may be determined necessary for the well-being of the total operation.
  • Coordinate specific work tasks with other personnel within the department as well as with other departments to ensure the smooth and accurate flow of work and information.
  • Perform tasks which are supportive in nature to the essential functions of the job, but which may be altered or re-designed upon individual circumstances.
