Mission As an Asset Manager at Spartan, your mission is to maximize asset-level performance by delivering accurate financial modeling, disciplined analysis, and reliable asset intelligence across a portion of Spartan’s self-storage portfolio. This role is highly analytical and execution-focused, supporting NOI growth, capital planning, and asset lifecycle decisions through precise modeling, reporting, and data integrity. This role is ideal for someone who thrives in deep analytical work—building models, validating assumptions, and turning numbers into clear insights that drive better decisions.

Requirements

  • Advanced Excel & Modeling Skills: Extremely comfortable building, auditing, and improving complex Excel models.
  • Analytical Rigor: Naturally curious, detail-oriented, and driven to understand the “why” behind the numbers.
  • Data Accuracy & Discipline: Maintains clean inputs, assumptions, and documentation; spots inconsistencies quickly.
  • Process-Oriented: Enjoys building and following structured processes for tracking, validation, and reporting.
  • Execution Focus: Turns analysis into clear next steps and follows through.
  • Cross-Functional Collaboration: Works effectively with partners while staying grounded in data.
  • Bachelor’s degree required (Finance, Real Estate, Business, Economics, Engineering, or related field).
  • 3–6+ years in commercial real estate asset management, financial analysis, portfolio analysis, or similar analytical CRE role (self-storage preferred but not required).
  • Advanced Excel required (financial modeling, lookups, pivot tables, scenario analysis).

  • Experience with BI tools, asset databases, or reporting platforms preferred.

Responsibilities

  • NOI Performance Support: Identifies trends, risks, and opportunities impacting NOI and supports initiatives that contribute to portfolio-level NOI improvement through pricing, expense, and operational analysis.
  • Accurate Financial Modeling & Forecasting: Builds and maintains asset-level financial models with >99% accuracy, supporting budgets, forecasts, scenario analysis, and capital ROI decisions with clearly documented assumptions.
  • Decision-Quality Reporting & Data Integrity: Delivers complete and accurate asset performance reporting within 10 business days of month-end, maintaining 100% completion of required data fields and audit-ready documentation.
  • Budget & Variance Discipline: Supports annual budgets and rolling forecasts by identifying and explaining 90%+ of material variances (>±5%) and updating models to reflect approved operational changes.
  • Capital & Asset Lifecycle Tracking: Maintains accurate tracking of 100% of active capital projects and key physical assets, ensuring spend, timing, condition, and lifecycle data are current and decision-ready.
  • Vendor Cost & ROI Analysis: Analyzes vendor pricing, spend, and performance to identify cost savings or ROI improvements and support data-driven maintenance and replacement decisions.
  • Audit & Process Reliability: Supports asset audits and controls to ensure inventory records align with physical assets and asset information systems remain accurate, consistent, and reliable.
