About The Position

The Asset Manager will support the Senior Living, Healthcare & Debt Investments Asset Management group. The Asset Manager will be responsible for working with Ventas’s operating partners to assure compliance with leases, and other legal obligations, review financial performance, and identify opportunities to add value to the portfolio through transaction structuring, repositioning, capital improvements, and insights from data analytics. The Asset Manager will assist the Director and Senior Vice President in presenting performance results and transaction recommendations to members of Ventas’s executive leadership team. Working cross-functionally with various departments including Investments, Legal, Financial Planning and Analysis, Risk, Treasury, and Data Science, the Asset Manager will gain exposure to many areas of the business.

Requirements

  • Bachelor’s degree and strong academic record in Finance, Economics, or similar business or analytical field
  • 5+ years of experience with an established real estate investment firm, working on underwriting, development, operations, or financial management. Other relevant experience could include private equity or banking, seniors housing operations, management consulting or strategic project management, or an attorney with business acumen
  • Must be located in Chicago, IL surrounding area or willing to relocate for the duration of employment.
  • Willingness to adapt and thrive in a blended work environment with 3-days in office, seamlessly transitioning between remote work and in-office operations.
  • Core knowledge of real estate, financial statements, and general accounting concepts is required; healthcare knowledge and familiarity with “NIC” market analysis also a plus
  • Mastery of Excel, PowerPoint, and Power BI
  • Superior critical analysis skills with the ability to evaluate complex problems from a business and legal perspective and recommend well-reasoned courses of action in a concise manner
  • Collaborative, team-oriented and eager to continuously learn
  • Ability to occasionally work long and unpredictable hours, and travel 10–20%
  • Must be legally authorized to work in the United States without need for employer sponsorship now or in the future

Responsibilities

  • Lead high-impact asset management projects with executive-level visibility
  • Make recommendations to Director and SVP regarding opportunities to improve property performance and financial reporting
  • Partner with the Director and SVP on portfolio optimization through strategic evaluations (e.g., buy/sell/hold recommendations, portfolio benchmarking) and execution of portfolio transactions including acquisitions, transitions, dispositions, lease restructurings, and capital recycling initiatives
  • Provide oversight of the lease portfolio, including monitoring of contractual renewals, annual rent escalators, re-tenanting opportunities, and overall compliance
  • Consult with operating partners to review financial performance, competition, labor, and other performance drivers to address issues related to agreements including performance targets and capital spending expectations
  • Conduct periodic site visits to critical properties and markets to confirm performance expectations and deepen understanding of seniors housing and healthcare operations, market fundamentals, and competitive dynamics
  • Support Financial Planning & Analysis (FP&A) team on internal reporting processes, including facilitation of reporting for inclusion in the Monthly Business Review and quarterly earnings preparation with executive leaders
  • Coordinate with Investments Team to transition new investments into the portfolio and assist with asset disposition identification and process
  • Prepare and present ad hoc analysis to Ventas senior leadership team regarding strategic and tactical opportunities for the portfolio; assist in preparation of materials for Ventas’s quarterly Board of Directors meeting
  • Perform risk management and regulatory oversight, including disaster preparedness, easements, tax matters, insurance claims, litigation, regulatory oversight, and treasury support (refinancings, debt compliance, etc.)
  • Monitor industry news and earnings results for other healthcare REITs and seniors housing operators
  • Direct management of one Senior Financial Analyst
