About The Position

The Asset Manager is responsible for driving the financial performance for assigned properties. The responsibilities span a broad spectrum, covering all the areas of business plan execution, budgeting, performance analysis, and assisting with leasing and transactions. The Asset Manager is responsible for influencing, advancing, and executing on the platform’s strategic plan, objectives, repositioning of properties, as well as the selective disposition of assets in order to maximize the return on invested capital.

Requirements

  • Minimum 5-7 years of experience in commercial real estate, preferably in portfolio management, asset management or finance.
  • Bachelor’s degree required; preferred concentration in real estate, business or finance.
  • Highly effective transactional and negotiation skills.
  • Ability to think and act strategically with experience analyzing leasing and investment decisions.
  • Excellent communication skills.
  • Strong leadership ability.
  • Strong analytics skills with an ability to create insightful financial models to assist in strategic decision-making.
  • Ability to travel to assets periodically.

Nice To Haves

  • Commercial real estate leasing experience preferred.
  • Postgraduate degree a plus; preferably in real estate.

Responsibilities

  • Manage the overall business plan and financial performance for assigned properties and make recommendations for adjustments to the business plans to the Managing Director.
  • Conduct oversight of property operations, including monitoring portfolio and asset-level performance and comparing against underwriting and projections.
  • Thoroughly understand the dynamics of the assigned properties, including market characteristics, supply/demand trends, leasing fundamentals and market participants.
  • Evaluate, recommend, and provide direction for required capital improvement programs and repositioning, including scope of work and economic analysis.
  • Directly complete various property tasks falling outside of the scope of leasing, property management and construction management (examples: property tax appeals, insurance issues, parcelizations, ad hoc analysis, etc.).
  • Ensure ongoing compliance with partnership and loan covenants and assist with new financing agreements.
  • Support in the underwriting, due diligence and onboarding of new acquisitions and support dispositions.
  • Act as project lead for various tasks requiring cross-departmental interaction.
  • Work collaboratively across departments and functions to establish and update a strategic plan for every submarket and asset within the assigned properties.
  • Involvement with lease negotiations.
  • Support the capital improvement decision-making process to maximize ROI and create value.
  • Participate in recurring leasing, property management and/or construction management meetings.
  • Make recommendations relative to individual tenant A/R and other tenant related matters.
  • Review both the annual operating budget and rolling re-reforecast, in conjunction with the Financial Planning and Analysis & Property Management departments.
  • Conduct periodic hold/sell analysis in conjunction with the Financial Planning and Analysis department.
  • Review progress in operations and business plan implementation with company leadership.
  • Participate in the creation and updating of departmental policies and developing and implementing best practices as needed.
