About The Position

The Asset Manager at Community Development Partners will lead a growing portfolio of affordable housing communities, ensuring alignment with the company's mission of creating life-enhancing affordable housing. This hybrid role involves financial oversight, performance monitoring, and collaboration with various stakeholders to achieve community goals.

Requirements

  • Bachelor's degree in real estate, finance, economics, or a related field, or equivalent experience.
  • Minimum 3 years of hands-on Asset Management experience focused on operations and financials.
  • Minimum 2 years of experience in affordable housing, including experience with low income housing tax credits (LIHTC).
  • Experience with Limited Partnership agreements, loan documents, and regulatory agreements.
  • Strong understanding of financial statements, including Operating Statement, Rent Roll, Balance Sheet, and Aged Receivables.

Nice To Haves

  • CHAM or CPM certification, or willingness to complete certification within 2 years.
  • Experience with financial modeling and Property Management portfolio management.
  • Compliance certification.
  • Master's degree in real estate development.

Responsibilities

  • Maintain detailed working knowledge of each project within the portfolio.
  • Monitor asset performance by collecting, reviewing, analyzing, and reporting on asset financials.
  • Oversee and monitor the achievement of benchmarks such as construction completion and qualified occupancy.
  • Guide property management in decision-making based on budgets and business plans.
  • Partner closely with resident services coordinator to meet resident and community goals.
  • Ensure compliance by tracking management company filings and tax exemptions.
