About The Position
The Housing Authority of Joliet (HAJ) has been a cornerstone of housing services in the City of Joliet and surrounding Will County communities for 70 years. We are currently seeking a dedicated Asset Manager who possesses exceptional customer service and communication skills, with a strong focus on resident satisfaction. The Asset Manager will be responsible for overseeing property operations, ensuring compliance with HUD regulations, and maintaining positive relationships with residents. This role requires a professional demeanor, especially when addressing challenging issues, and the ability to analyze property operating data to produce timely reports on property performance. In this position, the Asset Manager will engage with community residents through various communication channels, including formal meetings and written correspondence. They will administer the informal resident grievance process, ensuring that complaints are documented and addressed promptly. The Asset Manager will also be tasked with developing marketing and leasing strategies to maintain occupancy rates at or above 98%. This includes processing applications, maintaining an accurate waiting list, and executing leases while conducting move-in inspections and orientations for new residents. The Asset Manager will monitor resident compliance with lease agreements through periodic inspections and will initiate eviction processes when necessary, adhering to federal and state laws. Financial planning and maintenance management are also key responsibilities, as the Asset Manager will direct maintenance personnel, ensure timely rent collection, and maintain property standards to achieve high inspection scores. The role may involve additional duties as assigned, contributing to the overall success of the Housing Authority's mission to provide quality housing services.
