About The Position

The Asset Manager for LIHTC at Aegon Asset Management is responsible for overseeing the performance of a portfolio of real estate assets, particularly those involving Low-Income Housing Tax Credits (LIHTC) and other tax credit programs. The role focuses on maximizing revenue and investment benefits for clients through detailed asset management, strategic planning, and risk assessment. The successful candidate will work closely with various stakeholders to ensure compliance, financial performance, and effective communication of risks and opportunities.

Requirements

  • Bachelor's degree in commercial real estate or finance related field, or equivalent experience.
  • Three years of experience in asset management, commercial real estate, property management, or low-income housing tax credit.

Responsibilities

  • Establish an accretive business plan and proactive investment strategy to maximize investment benefits, cash flow, and long-term property value.
  • Analyze rent rolls, vacancy and turnover information, affordability profiles, and financial operating statements.
  • Monitor and evaluate financial performance of assigned assets, perform risk assessments, and address non-performance and legal issues related to the property.
  • Manage development-phase risks, including monitoring construction draws and ensuring quality of construction, development timelines, and budgets.
  • Coordinate post-closing disbursement of equity and ensure achievement of development benchmarks.
  • Deliver consistent and accurate reporting to the team and investors for overall portfolio management.
  • Communicate risks to leadership in Asset Management and develop action plans to protect investments.
  • Review and interpret legal documents to ensure compliance with partnership agreements and loan agreements.
  • Forecast income and expense projections, capital requirements, and risk-return analysis.
  • Perform property inspections to ensure operational performance and compliance, documenting recommendations in final reports.
  • Participate in underwriting and coordination of assets to evaluate risk.
  • Maintain strong relationships with sponsors and internal teams.
