About The Position

Community Development Lending and Investments (CDLI) is seeking a self-starting associate to play a critical role in achieving KeyBank’s goal of supporting affordable housing and community development throughout the country. This role will be responsible for the asset management of a defined portfolio of debt instruments. The Asset Manager manages risks inherent to lending by analyzing loan performance, property performance, financial results, sponsor information, market conditions, and more. This position would have primary responsibility for managing construction loans, bridge loans, interim loans, perm loans, subscriptions lines and equity bridge financing primarily tied to Low Income Housing Tax Credit (LIHTC) or other affordable housing projects. The Asset Manager works closely with Analysts, Underwriters, Relationship Managers, Closers, Service Officers and other internal parties as well as our clients to ensure all debt instruments are appropriately risk rated, covenants are met, and risks are understood, documented, and mitigated.

Requirements

  • Strong understanding of financial reports/documents including operating statements, balance sheets, and budgets as well as legal documents such as loan documents and partnership agreements.
  • Ability to work under pressure, manage concurrent responsibilities, and change focus based on shifting priorities.

  • Bachelor’s degree in business, accounting, finance or a related field and 2-5 years of direct experience.
  • Strong understanding of and aptitude with technology, data management, and risk management.
  • Demonstrated ability to communicate effectively in both written and verbal communication
  • Commitment to serving low- and moderate-income clients and neighborhoods.

Nice To Haves

  • Strong background and experience in affordable housing, real estate debt asset management, or community development
  • Experience with tax credit financing and the Low-Income Housing Tax Credit
  • Experience managing various debt instruments including construction loans, bridge loans, interim loans, permanent loans, subscriptions lines and equity bridge financing.

Responsibilities

  • Proactively manages the portfolio to both maximize profitability and ensure strong asset quality through consistent and timely identification and resolution of issues as well as accurate assessment and assignment of loan risk ratings.
  • Assists in resolving out-of-balance and/or other default situations which may occur in the portfolio.
  • Serves as a trusted advisor to clients and prospects.
  • Establishes strong credibility with internal and external stakeholders (clients, colleagues, credit, and servicing) based on sound judgement and accurate and timely information sharing.
  • Shares constructive and regular feedback with teammates and stakeholders.
  • Delivers timely and accurate completion of write-ups, loan analysis, and identification of transaction performance, strengths, and weaknesses.
  • Coordinates and completes annual reviews, loan renewals, quarterly portfolio reviews, and asset quality reports on a timely basis.
  • Monitors assigned portfolio for adherence to approved loan requirements and manage past dues, requirement ticklers, portfolio follow-up, credit files, etc.
  • Works with Portfolio Services department to facilitate completion of annual reviews and property inspections, monitoring of covenant compliance and other items to secure the Banks position and avoid potential losses.
  • Contribute knowledge or advise on deal underwriting with the ability to understand the important balance of business development and asset quality requirements.
  • Compliance with internal risk rating standards to ensure effective internal reviews resulting in acceptable outcomes.
  • Lead team initiatives to improve data integrity, portfolio monitoring, and risk management processes.
  • Develop and train asset management analysts.
