Responsibilities

  • Establish relationships across the organization and communicate with property management and equity partners to facilitate expectation clarity and portfolio optimization.
  • Communicate and strategize with local property management to manage revenue, expenses, and Net Operating Income (NOI) across the assigned portfolio.
  • Conduct routine site visits and inspections, discussing weekly leasing, occupancy, CapEx, and renovations.
  • Act as the first point of contact with debt and equity providers and investment principals.
  • Work with the accounting team to ensure timely and accurate delivery of financials.
  • Manage annual capital and operating budgets and approve changes to the original business plan.
  • Analyze and approve monthly operating statements, report variances, and manage cash flow and distributions.
  • Maintain compliance with investor/equity agreements and monitor asset performance.
  • Analyze economic trends for each asset sub-market and forecast trends impacting property disposition and exit strategies.
  • Manage Tax Appeals, Loan Compliance, Replacement Reserve Analysis, Partnership Expenses, and Ancillary Income.
  • Assist with developing business plans in concert with Acquisitions.
  • Partner with Construction Management to plan, track, and execute projects on time and within budget.
  • Create and execute annual budgets for each asset with equity partner approval.
  • Identify potential risks and outline effective mitigation strategies.
