About The Position

This role reports to the Senior Vice President, Life Sciences Asset Management and assists in all aspects of property-level operating activities and strategies for the firm's expanding portfolio. This includes oversight of over 1 million square feet of specialized life sciences assets alongside a diverse portfolio of commercial properties across major U.S. markets. Responsibilities include financial review and reporting, leasing/revenue analysis, technical due diligence with Acquisitions/Investments, budget preparation, and assisting with the oversight of third-party property management firms and specialized lab operators. The ideal candidate has experience in life sciences operations and/or commercial asset management, possesses strong analytical skills, and has the ability to decipher complex financial data to effectively evaluate operational and investment opportunities. You will be required to help drive the performance of assets within high-growth clusters. The role requires an entrepreneurial spirit, rapid learning, and the ability to multitask under tight deadlines. Some travel is required.

Requirements

  • Experience: Minimum 2–5 years of related experience managing assets at a portfolio level.
  • Education: BA or BS degree required.
  • Analytical Skills: Ability to collect, analyze, and interpret complex operations and leasing performance data. Extensive proficiency in Excel, Word, and PowerPoint is essential.
  • Underwriting: Extensive understanding of underwriting concepts, methodologies, and financial modeling.
  • Communication: Excellent written and verbal communication skills; ability to operate effectively in a fast-paced team environment.
  • Project Management: Demonstrated aptitude for problem-solving, identifying risks, and managing multiple tasks under tight deadlines.

Nice To Haves

  • Specialized Knowledge: Familiarity with life sciences assets & operations (including lab specifications and SSAP/GAAP reporting) and commercial leasing concepts is preferred.

Responsibilities

  • Financial & Operational Analysis: Review and analyze monthly financial and income statements; prepare benchmarking and other analyses related to maximizing revenues and minimizing expenses (e.g., specialized lab utility recovery and CAM).
  • Portfolio Efficiency: Work with SVP Asset Management to ensure assets are operating at maximum efficiency and executing all profit opportunities, including:
  • Reviewing leasing and revenue potential for life sciences and commercial suites.
  • Ensuring proactive management of all enterprise management systems (Yardi/Argus).
  • Exploring and executing value-add opportunities, such as lab conversions or amenity upgrades.
  • Validating data required for effective leasing management and tenant improvement (TI) tracking.
  • Maintaining complex financial models and analyzing potential cost savings.
  • Producing ad-hoc analyses to drive decision-making and evaluating the performance of high-tech assets.
  • Market Intelligence: Regularly track and analyze factors affecting life sciences and commercial submarkets, including demographics, NIH funding trends, and changes in supply/demand for lab space.
  • Reporting & Underwriting: Coordinate and support the annual budget and underwriting process. Prepare regular presentations for the Executive Team, joint venture partners, and third-party managers.
  • Capital Projects: Analyze financial models to evaluate investment returns on proposed capital projects, tenant build-outs, and new acquisitions.
  • Site Management: Assist with asset management of the portfolio, including periodic property visits and interfacing with third-party management companies, specialized project managers, leasing brokers, and vendors. Participate in site visits and market tours to obtain firsthand knowledge of competition and demand generators.
