About The Position

Asset Management Financial Analyst Foulger Pratt Companies has an exciting opportunity for an experienced, self-motivated Financial Analyst to contribute to the dynamic Asset Management team in the Washington DC metro area (Potomac, Maryland). The Financial Analyst will work directly with senior management and company leadership on all aspects of the strategic planning, asset operations, investor reporting, and asset transaction evaluation processes for mixed use, multi-family, retail, and office projects. This position offers the unique opportunity to have direct exposure to critical aspects of real estate including acquisitions, development, operations, leasing, financing, dispositions, and management. Ideal candidates should have experience with project underwriting, market research, due diligence, financial modeling, financial statements, and synthesizing data as needed from external financial and market reports. This position requires strong organizational skills, a high degree of problem-solving ability, attention to detail, and the ability to multitask and prioritize assignments. The Financial Analyst will work directly with senior management on all aspects asset management and financial evaluation for mixed use, multi-family, and commercial real estate project.

Requirements

  • Bachelor's degree required; Finance, Real Estate or Accounting concentration preferred
  • 1-2 years of experience in Real Estate, Private Equity or Investment Banking preferred
  • Candidates should be entrepreneurial with the ability to work independently as well as collaboratively with a variety of teams
  • Exceptional proficiency with Excel and Argus; very strong attention to detail, proven accuracy of financial modeling, and comprehension of complex analyses
  • Excellent verbal, written, and interpersonal communication skills
  • High level of initiative and accountability
  • Effective organizational, multi-tasking, and prioritizing skills
  • Ability to work in a fast-paced deadline driven environment

Responsibilities

  • Conducting financial analyses to evaluate internal investment opportunities including development, repositioning, and value-add business plans within existing portfolio
  • Preparing and presenting investment memoranda to Investment Committee for existing asset dispositions, refinances, major capital expenses, or business plan changes
  • Coordinating with acquisitions and development teams to ensure successful execution of investment strategy. Key tasks will include regular updates to property financials, ensuring key reporting deadlines, evaluating changes in asset performance, coordinating key operational deliverables with third-party consultants
  • Conducting annual internal valuations to refine business plans and optimize financial performance of existing portfolio using multiple investment evaluation criteria such as DCF, IRR, Cap Rates, etc.
  • Coordinate disposition processes for the sale or recapitalization of assets with senior Asset Management team members.
  • Working with senior team members to negotiate letters of intent, purchase and sale agreements, joint venture agreements and other legal documents with third parties
  • Compile financial metrics and write quarterly investment memoranda to senior leadership and external investors.
  • Help manage 3rd party leasing teams and conduct present value analysis on transactions to determine economic value
  • Analyzing financial statement trends to maximize property performance and inform senior team members of asset performance relative to budget. The Financial Analyst will be vital in evaluating these asset specific trends in the context of broader real estate property performance.
