About The Position

JOIN OUR TEAM Bridge33 Capital is a rapidly growing, vertically integrated real estate private equity firm focused on open-air retail real estate. The Company recently raised $458MM in its latest opportunistic fund, marking a key milestone for the company. We are seeking an Asset Management Associate, who will be responsible for helping the Asset Manager develop and implement a strategy for an assigned portfolio of properties and help contribute to building the asset management platform. Requirements

Minimum Requirements Bachelor’s degree or its foreign equivalent in business administration, real estate, or a related field, with a specialization in finance or accounting, or other related field.
Two years (24 months) of experience in commercial real estate asset management or equivalent experience in the retail asset class, including the ability to assess the physical condition of a property, its marketability, and its management.
An understanding of commercial real estate cash flows, equity, debt, drivers of returns, and negotiation processes as well as economic and financial market conditions and the ability to analyze their associated business impact.
Proficiency in advanced Excel modeling of financials and cash flows and in presenting data-based analyses to management.
Demonstrated ability to assess changing conditions, make recommendations with supporting analysis, problem solve, consider and drive strategic initiatives, lead and make decisions, and manage third-party relationships with attorneys, brokers, tenants, vendors, contractors, consultants, and appraisers.

Responsibilities

Responsible for assisting the Asset Manager drive the asset’s full lifecycle returns through intensive asset management and relentless pursuit of value-add.
Own the production of data and analysis of asset level cashflow models, budgets, in-place NOI, valuations, lease analysis, hold/sell analysis, and other various ad-hoc financial analysis for your assets.
Assist the Asset Manager in formulating and executing short-and long-term asset strategies while deploying the broader strategic objectives of the company.
Professionally and effectively present recommendations and performance information to senior management and related partners.
Support the Asset Management team efforts to run asset level cashflows, provide financial analysis for decision making, onboard new assets, and manage the business plan.
Prepare quarterly reporting to senior management, and work with internal Investments team to dispose of the asset.
Support the Asset Management team to identify at-risk projects and propose corrective solutions to senior management.

The annual compensation range is $104,000 - $155,000 and this position is eligible for an annual discretionary bonus based on individual and company performance.
