About The Position

The Area Service Technician is responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the community, diagnosing problems and making repairs in areas such as HVAC, plumbing, electrical, flooring, carpentry, dry wall, exterior structure, and appliances. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. The Area Service Technician is a Senior Support Staff member assigned to a specific region or portfolio.

Requirements

  • Minimum 3 years of Maintenance Supervisory Experience, with a strong preference in Multi-Family Maintenance.
  • Minimum EPA Type 1 and 2 Certification; Universal Certification strongly preferred.
  • Valid driver’s license.
  • High School graduate or equivalent; technical school preferred but not required

Responsibilities

  • Acts as Senior Support staff to assigned Region/Portfolio to include providing coverage for scheduled vacations, temporarily covering staffing vacancies, and providing training to all members of the team.
  • Ability to cover any position within the maintenance team to include Lead Service Technician, Service Technician, and/or Groundskeeper responsibilities.
  • Assists in completion of special projects as assigned by management team.
  • Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Follows procedures for accessing and obtaining materials, supplies, equipment tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor/community manager about re-ordering needs.
  • Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways, and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
  • Ability to accommodate a rotating on-call schedule as needed throughout the region dependent on the staffing needs and requirements of the portfolio in accordance with the company on-call guidelines.
