The Area Manager is responsible for assisting the Regional Manager with daily operations and sales processes across their portfolio with a strong focus on customer service, resident retention, and creating value for all stakeholders. This position requires extensive travel throughout the portfolio for the benefit of mentoring, training, and developing teammates within the region, ensuring alignment with the company’s goals and objectives and being EPIC.

Requirements

  • High school diploma or general education degree (GED)
  • Five + years of property management experience as a Community, or Property Manager; experience leading multiple properties is preferred.
  • A passion for delivering a best-in-class marketing, sales, and leasing experience.
  • Computer skills desired: Microsoft Office Suite and Property Management Software.
  • Strong management and operational skills including customer service; public relations; performance management.
  • Excellent communication skills including writing and verbal.
  • Excellent computer literacy in MS Office suite of products and software applications including Yardi, Rent Manager, Back Office, and Manage America.
  • Must maintain a valid driver license and clean driving record.
  • A growth mindset; always testing and learning.

  • Bachelor’s degree from a four-year college or university is preferred.

Responsibilities

  • Assist in the operations at the individual properties in the portfolio to ensure they meet the established operational and financial performance goals by inspecting properties, reviewing financial, market, and operational reports, managing property operations and developing and implementing appropriate action plans to achieve results.
  • Provides support and guidance for training questions and needs from assigned communities. Sharing best practices proactively based on needs and providing feedback to RM on opportunities for improvement or different ways to be more efficient.
  • Develop consistency within the portfolio including employee meetings, lease and sales process, filing, collections, onboarding, advertising, refurb, etc.
  • This position may be called upon to provide short term coverage at a community in the event of a community manager absence.
  • Assist Regional Managers (RM) with the interview process for open positions in the portfolio.
  • Assist in onboarding new team members either one-on-one or in small groups, including new Community Managers, Sales and Leasing Agents, Office Coordinators and/or Maintenance Staff to educate on company policies and procedures as needed based on position.
  • Ensure adherence to company policies, processes, and necessary timelines throughout the portfolio.
  • Drives a culture of sales to meet monthly, quarterly, and annual sales targets.
  • Monitor, maximize and report the occupancy rates of each assigned property, occupancy rate and rental rate for company owned homes.
  • Manage and increase occupancy through home sales, home leasing, site leasing, and actively marketing the communities as needed. Seeking assistance from the Marketing Department as needed.
  • When visiting a community, actively participate in the community needs, i.e., greet prospects, show homes, sign closing documents, assist with resident events, assist with door knocking and conversion campaigns, etc.
  • Create and maintain a positive community environment, through encouraging staff, helping staff work through issues or concerns, helping resolve resident issues or concerns.
  • Review outstanding Inventory, Audit, and Reasonable Accommodations lists to ensure all items are resolved timely.
  • Travel on a regular basis to assigned properties to provide oversight, feedback, and corrective measures to on-site property staff and contractor/vendors as well as monitor and maintain the properties themselves.
  • Ensures that the appearance and physical aspects of the communities meet the established business standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
  • Be involved with the rent collection process, ensuring the delinquency process is being handled consistently at each community within the portfolio. Review notes in Daily Delinquency report to ensure that notices are being sent timely, follow up calls and door knocking is being completed.
  • Reporting as needed to the Regional Manager on all aspects of the community including but not limited to; staffing needs and observations, sales strategies and suggestions, and operational improvements.
  • Position may require flexible hours, nights, and weekends as needed.
  • Position may require temporary or permanent reassignment of work location as directed by Senior Leadership.
