About The Position

As an Area Manager, you’ll support a defined portfolio of properties to drive financial performance, operational excellence, and outstanding resident satisfaction. You’ll support and develop on-site teams, execute market strategies, ensure compliance, and act as a key partner to regional leadership. This role is a high-impact leadership position where you’ll influence multiple communities while coaching and mentoring property leaders.

  • 2-5 Years of experience as a Property Manager in the multifamily industry is required; multi-site or area-level experience preferred.
  • This position will require availability for nights, weekends, and holidays as needed, as well as occasional travel for company events or meetings. Active participation in team functions and regional or company activities is expected.
  • This position necessitates regular periods of sitting, standing, walking, as well as use of hands and arms. Occasional climbing may be required. Extended use of computers or telephones is also necessary. The role may require lifting up to 25 pounds independently, and occasionally up to 50 pounds with assistance. The ability to respond promptly to both visual and auditory alarms is essential. Candidates must be able to work both indoors and outdoors under various weather conditions, including rain, snow, heat, hail, wind, and sleet.

Nice To Haves

  • Bachelor’s degree preferred. Industry certifications (CPM, CAM, RMP, ARM, CMCA) are a plus.
  • Intermediate skills in MS Office (Word, Excel, Outlook, Teams), SharePoint, ADP. Experience with Yardi, Entrata, Asana, and EliseAI is a bonus.

Responsibilities

  • Own portfolio financial performance by meeting occupancy and NOI goals through effective cost control, superior collections, and strategic revenue strategies.
  • Provide accurate and timely operational and financial reporting to regional leadership using strong administrative and organizational skills.
  • Develop and execute pricing and marketing plans based on market conditions, competitor analysis, and market survey insights to maintain competitiveness, drawing on proven sales expertise and market knowledge.
  • Ensure all physical aspects of properties are operational, safe, and well-maintained by conducting regular visual inspections of grounds, buildings, and units to uphold quality and compliance, with an emphasis on time management and prioritization.
  • Schedule and oversee vendors to ensure vacant units are kept ready for occupancy while maintaining high organizational standards.
  • Implement company policies and procedures consistently across properties with a strong understanding of fair housing and state-specific regulations.
  • Drive an industry-leading resident experience focused on retention, renewal, and community engagement through exceptional customer service.
  • Maintain high performing on-site teams through hiring, training, coaching, and performance management, demonstrating strong leadership and team development skills.
  • Lead daily/weekly inspirational and directional team meetings to align goals and standards fostering effective verbal and written communication across teams.
  • Set clear expectations, foster accountability, and create a culture of recognition and growth while supporting properties and associates with hands-on leadership – thriving even in high-stress situations.
