About The Position

A visionary problem-solver, influential communicator, and dedicated mentor, the Area Manager will significantly elevate operational excellence, ensure sustained financial success, and enhance the overall reputation of their assigned portfolio of communities while continuing to learn best practices to be successful in the role.

Requirements

  • Bachelor’s Degree from a four-year college preferred; however, relevant experience may be considered in lieu of a degree.
  • Minimum 5 – 8 years of experience as Regional Supervisor and management experience preferred.
  • Ability to train, develop, and retain highly engaged teams.
  • Proven track record of driving financial performance and operational excellence across a portfolio.
  • Strong financial acumen, including experience in budgeting, forecasting, and expense management.
  • Achieve and comply with Fair Housing certification prior to interaction with prospects or residents.
  • Expertise in property management software (e.g., OneSite, RealPage, Yardi, AIRM, Yieldstar, etc,), Microsoft Office Suite, and Google Product Suite.
  • Ability to travel frequently within the assigned region. A valid driver’s license is required along with appropriate auto insurance.

Nice To Haves

  • Relevant industry certifications (e.g., CPM, CAPS) preferred.
  • Bilingual (English/Spanish) is a plus

Responsibilities

  • Serve as a key resource to peers and assist with strategic initiatives and projects.
  • Strategically oversee and optimize the operational and financial performance of an assigned portfolio, maintaining an acute knowledge of the market and emerging changes.
  • Typically manages between 6-9 assets.
  • Lead initiatives to maximize Net Operating Income (NOI) and enhance long-term asset value.
  • Recruit, hire, train, and continuously mentor onsite leadership (Community Managers, Assistant Managers, Leasing Managers, Service Managers).
  • Set clear performance objectives, conduct regular evaluations, and provide ongoing coaching to build, motivate, and retain exceptional talent.
  • Develop and oversee the execution of annual operating budgets, marketing plans, and leasing strategies for each Community.
  • Maintain fiscal accountability by analyzing financial statements, managing budget variances, and approving major expenditures.
  • Ensure performance aligns with budgeted expectations and meets or exceeds market performance.
  • Establish and uphold high operational standards, ensuring meticulous upkeep, resident satisfaction, and efficient service delivery.
  • Guarantee strict compliance with all company policies, federal, state, and local laws (including Fair Housing and OSHA).
  • Oversee and guide onsite teams in the proper response and handling of all Community and resident emergencies, ensuring safety protocols and minimizing liabilities.
  • Diligently lead the team to exceed established Key Performance Indicators (KPIs), which will be determined by market conditions and budgeted parameters and reviewed quarterly.
  • Build and maintain strong, collaborative relationships with Community owners, investors, onsite teams, and third-party vendors.
  • Act as an ambassador for Vidalta Residential's core values, fostering a culture of high performance, growth mindset, service excellence, teamwork, and integrity.
  • Other duties as assigned.
