About The Position

The Area Maintenance Technician is a hands-on role responsible for repairing, maintaining, and turning single-family rental homes in the Colorado Market. The technician ensures all issues are resolved in a timely manner while delivering a superior resident experience. This role requires travel across the assigned market, use of personal tools, and consistent application of customer service and compliance standards.

Requirements

  • Valid driver’s license, reliable transportation, and proof of insurance.
  • Proficiency in basic residential systems: plumbing, electrical, carpentry, HVAC (minor), and appliances.
  • Strong communication, organizational, and problem-solving skills.
  • Service-minded approach with ability to work independently and prioritize tasks.
  • Must own and maintain a basic set of tools (hammer, drill, tape measure, wrenches, pliers, screwdrivers).
  • Exert a professional and positive demeanor.
  • Organized and manage multiple priorities.
  • Successfully use negotiation skills and easily diffuse difficult situations.
  • Demonstrate Honesty, Trustworthiness & Accountability.
  • High School Diploma or GED; vocational/technical training a plus.
  • Minimum 1–2 years of maintenance, construction, or trade experience (single-family preferred).

Nice To Haves

  • OSHA 10 certification (required within 90 days of hire if not already certified).
  • EPA Type I & II Certification (HVAC).

Responsibilities

  • Complete service requests across multiple trades (plumbing, electrical, carpentry, drywall, HVAC, appliances, roofing, exterior) within established service-level agreements.
  • Perform rekeys, lock changes, and property securing tasks.
  • Conduct pre-move-in audits and repairs to ensure quality resident experience.
  • Complete turn-related repairs in vacant properties and support property condition management.
  • Deliver excellent customer service and communicate professionally with residents, owners, and team members.
  • Educate residents on maintenance topics when appropriate.
  • Provide timely updates on status of work orders and arrival windows.
  • Ensure compliance with OSHA, HAZCOM, ADA, Fair Housing, and EPA/lead-based paint regulations.
  • Monitor property conditions, identifying and correcting unsafe issues.
  • Perform vehicle inspections and adhere to company safety standards.
  • Use mobile applications and work order systems to receive, complete, and close out service requests in real time.
  • Document completed work with before-and-after photos.
  • Track tool usage, supplies, and report needs for restocking.
  • Partner with property management, supervisors, and support centers to coordinate scheduling and priorities.
  • Provide assistance and guidance to peers as needed.
  • Attend required meetings and training sessions.
  • Other duties as assigned.
