About The Position

Along with the Senior Management Team, the Area Maintenance Supervisor is responsible for overseeing and coordinating the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or rehabilitation projects for a defined area of apartment communities. Assist in maintenance operations related to the portfolio of NHE managed communities including staff recruitment and retention, staff training, negotiations with vendors and suppliers, while maintaining excellent customer service to all residents and third parties. Responsible for helping maintain an adequate inventory of supplies for repairs and monthly maintenance budget monitoring. The Area Maintenance Supervisor position must be flexible and able to work a varied schedule, including weekends and some holidays as required. This position requires frequent travel between communities.

Requirements

  • Prior apartment maintenance experience is required.
  • Extensive experience in multi-site property maintenance.
  • Certification as a Type I and Type II technician from an Environmental Protection Agency approved technician certification program.
  • Certified Pool Operator.
  • Knowledge of apartment management laws and regulations, federal, state, and local.
  • Knowledge of expense control and financial management.
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community (gates, phone jacks, irrigation systems, etc.).
  • Must have access to a cell phone, to communicate with supervisors and co-workers
  • Must have a valid driver’s license and means of immediate, reliable transportation to provide service calls and travel between sites.
  • High School Diploma or equivalent required; some college or trade school preferred.
  • Position requires a minimum of 3 years general maintenance experience and/or at least 1-year multi-family, industrial or institutional Service Request experience.
  • Freon Recovery Certification Type I and II, or Universal Required
  • Must have training in compressor diagnosis, appliance repair, etc.
  • Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electrical, plumbing, HVAC, etc.).
  • Painting experience
  • Ability to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc. Must be able to apply common sense understanding and carry out instructions and plans furnished written and verbally.

Nice To Haves

  • Certified Apartment Service Technician (CAMT) preferred.
  • Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguisher and first aid preferred.

Responsibilities

  • Performs maintenance activities for apartment community along with other maintenance staff.
  • Works with the Traveling Maintenance Supervisors, Maintenance Supervisors, Maintenance and Community Managers (i.e., walking apartments, move-in/move-out reports, etc.).
  • Make sure that employees have all the instructions necessary to complete assignment properly.
  • Assist in maintaining the exterior grounds and curb appeal of their regions properties
  • Performs maintenance repairs related to electrical, plumbing, HVAC, pools, appliances and drywall
  • Identify and correct hazardous community conditions.
  • Coordinate warranty work orders with Vendors.
  • Walk all vacant units to determine make-ready needs and/or to confirm general condition and status is acceptable. Coordinate efforts with Community Manager to make schedule and assignments. If major appliances or carpets need replacing
  • Provide initial and ongoing training for all new employees in their region
  • Inspect properties when on site to look for needed maintenance and liability hazards and report to Community Manager and Regional Property Manager.
  • Complete a total property inspection report every six months using the company provided form.
  • Repair hazards or assign completion of these tasks to the Maintenance Staff.
  • Coordinate, schedule, and document preventive maintenance on equipment and apartments.
  • Order supplies while managing maintenance budget.
  • Work with Community Manager and use input from maintenance staff to determine supplies and equipment needs.
  • Must get approval from Community Manager prior to placing orders for expenditures and unbudgeted items.
  • Assist with on-call rotation
  • Attendance is an essential job function.
  • Assist with hazardous weather problems, fires, floods, freezes, etc.
  • Attends and participates in industry and NHE’s training programs as required.
  • Supervise and manage schedule for Traveling Maintenance Supervisors assigned to your team.
  • Collaborates with Director of Maintenance, SVP, Vice Presidents of business units, and Area Management Team to ensure appropriate levels of customer service and satisfaction are maintained throughout assigned portfolios.
  • Reviewing and approving time for your traveling maintenance team.
  • Ensure direct reports complete Grace Hill and KnowB4 training as required.
  • Reviewing and overseeing credit card reconciliation for traveling maintenance team.
  • Oversee major capital projects and handle reviewing bids and scope of work.
  • Establish new credit accounts with suppliers for new properties as well as existing assets.
  • Support and train traveling maintenance supervisors as well as other onsite maintenance.
  • Have strong knowledge and understanding of NSPIRE inspections and participate in preparing for those physical inspections.
  • Plan, schedule and implement maintenance team training for your assigned team.
  • Have strong troubleshooting skills to reduce the need to hire outside vendors.
  • Assist in the recruiting, hiring and evaluation of employees
  • Responsible for vendor monitoring and quality control
  • Performs the tasks of subordinate associates as needed
  • Perform any and all other duties as requested or assigned by your supervisor / manager.
