About The Position

Norton Property is seeking a dependable and experienced Part-Time Onsite Apartment Manager for a 27-unit residential community in West Hollywood. This role is ideal for a reliable, well-rounded, hands-on professional who can manage daily onsite responsibilities while actively leading leasing efforts to fill multiple vacancies. A primary focus of this position is to strategically market, advertise, and lease seven current vacancies in a timely and effective manner, from initial inquiry and showings, through application processing, and preparation of lease agreements.

Requirements

  • Minimum 2 years of recent, continuous onsite apartment management experience (within the past 2 years)
  • Well-rounded, direct hands-on experience leasing multiple vacancies, including marketing, advertising, conducting showings, processing applications, and preparing lease agreements
  • Proven ability to strategize and execute leasing plans to reduce vacancy in a timely manner
  • Comfortable performing basic hands-on maintenance repairs
  • Knowledge of Fair Housing regulations
  • Strong communication, organizational, and follow-through skills
  • Microsoft Office proficiency; AppFolio experience preferred
  • Reliable, professional, and able to work independently
  • No smoking; manager pet restrictions may apply
  • I've at least 2-years of verifiable onsite apartment management experience within the past 2 years
  • I can perform basic hands-on maintenance repairs at an apartment property.
  • During the past 2 years, I've personally leased 5+ vacant units from marketing through signed lease.
  • I personally create rental ads, conduct showing, process applications, and prepare lease agreements.
  • I am confident leading the strategy to lease 7 vacant units in a timely manner

Responsibilities

  • Perform daily property walks to ensure cleanliness, safety, and overall appearance
  • Lead all leasing efforts for seven current vacancies
  • Develop and implement marketing and advertising strategies to attract qualified applicants
  • Conduct unit showings and follow up with prospective residents
  • Process rental applications from start to finish
  • Prepare and execute lease agreements accurately and in compliance with regulations
  • Complete basic hands-on maintenance repairs (minor plumbing, light electrical, general repairs)
  • Coordinate and report larger maintenance needs as necessary
  • Communicate professionally with residents and property management
  • Maintain clean, organized, and presentable common areas
  • Ensure residents follow community rules and policies
  • Collaborate closely with property management for smooth operations
  • Maintain accurate logs, notes, and communication through AppFolio (experience preferred)
