About The Position

KEO Management is hiring a skilled Apartment Maintenance Technician to support apartment communities across the Dayton area. This is a scattered-site role for a technician who can work independently, solve problems in the field, communicate clearly, and take pride in doing solid work the right way. Most of the work includes service requests, make-ready support, and general property upkeep across multiple properties. The company is looking for someone dependable, capable, and steady who shows up, handles real maintenance work without constant supervision, communicates early when something is blocked, and helps keep properties in good shape. KEO Management is a growing apartment owner-operator in the Dayton area, focused on building a strong company with clear expectations, solid standards, and a focus on doing things right. Maintenance is considered crucial as it directly affects resident satisfaction, retention, property condition, and portfolio performance.

Requirements

  • 2+ years of apartment, hotel, residential, or similar maintenance experience
  • Ability to handle common plumbing repairs without constant supervision
  • Ability to safely perform basic electrical troubleshooting and replacements
  • Basic carpentry and drywall repair skills
  • Ability to work independently across multiple properties
  • Comfortable using a smartphone for work orders, notes, photos, and time tracking
  • Valid driver’s license and reliable transportation
  • Must own basic hand tools
  • Reliable attendance, good judgment, and strong follow-through
  • Professional, respectful communication with residents and team members

  • Experience with AppFolio or a similar property management system

Responsibilities

  • Complete assigned work orders in occupied and vacant apartments in a professional manner
  • Diagnose and repair common plumbing issues, including leaks, clogs, toilets, faucets, disposals, and shower valves
  • Safely perform basic electrical repairs and replacements, including switches, outlets, GFCIs, light fixtures, and bathroom exhaust fans
  • Handle general repairs including drywall patching, locks, doors, windows, screens, and basic carpentry
  • Assist with painting, caulking, touch-up work, punch-list items, and make-ready work
  • Support unit turns and help get vacant apartments rent-ready on time
  • Help maintain grounds, curb appeal, and overall property condition
  • Identify larger issues early and clearly communicate when parts, vendor support, or follow-up work are needed
  • Document work clearly with notes and photos in AppFolio
  • Communicate quickly when blocked by access issues, parts delays, vendor delays, or scope changes
  • Follow company procedures for keys, occupied-unit entry, safety, and resident interaction
