About The Position

The Apartment Maintenance Technician at Palomar Apartment Homes is responsible for addressing maintenance service requests within the community, ensuring that apartments are market-ready, and performing various maintenance functions. This role emphasizes customer service and teamwork, with a focus on creating exceptional experiences for residents. The technician will also engage in preventative maintenance, grounds keeping, and pool maintenance as needed.

Requirements

  • 2 years or more of maintenance experience, preferably in the apartment industry.
  • High school diploma preferred; certification from an accredited trade school highly desired.
  • EPA Type I, Type II, or Universal certification preferred.
  • Demonstrate knowledge of technical skills as it relates to apartment maintenance.
  • Ability to handle tile work, carpentry repairs, and all facets of the make-ready process.
  • Must have a valid driver's license and dependable transportation.

Nice To Haves

  • EPA Certified (HVAC).
  • Experience in all areas concerning HVAC (repair/replace).
  • Experience in pool maintenance.

Responsibilities

  • Prepares or assists in preparing all vacant apartments to a market-ready condition.
  • Performs various community maintenance functions and records findings in the maintenance log.
  • Changes light bulbs, caulks, changes filters, performs touch-up painting, and repairs locks.
  • Handles apartment electrical repair, plumbing, appliance repair, and painting.
  • Installs and repairs window coverings.
  • Responds to resident service requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Reports maintenance concerns for repairs on vacant units, models, clubhouse, and/or common areas to the Maintenance Director/Supervisor.
  • Assists in monitoring and/or controlling maintenance inventory and/or supplies.
  • Moves heavy objects as requested.
  • Assists the Community Manager on special maintenance projects, including preventive maintenance of building components and/or mechanical systems.
  • Keeps the grounds and common areas free of trash and debris.
  • Maintains open communication with property management and represents the company professionally.
