About The Position

The Maintenance Technician at Morningside Group is responsible for ensuring the upkeep and repair of a luxury apartment community in Alamo Heights, San Antonio. This role requires a proactive individual who can work independently and collaboratively to maintain the property, respond to resident requests, and ensure apartments are ready for new tenants. The technician will handle various maintenance tasks, including plumbing, electrical, HVAC, and general repairs, while providing excellent customer service to residents.

Requirements

• 1+ years of maintenance experience or applicable industry experience.
• Strong communication and customer service skills.
• Ability to work flexible hours, including nights and weekends for emergencies.
• HVAC Type II universal certification preferred.
• Certified Pool Operators license preferred.

Nice To Haves

• Experience with Fair Housing regulations.
• Knowledge of maintenance turnover work.

Responsibilities

• Troubleshoot and repair plumbing, electrical, and HVAC systems.
• Perform basic carpentry, drywall repair, and painting.
• Make repairs to appliances, pool equipment, and miscellaneous items.
• Restore vacant apartments to rent-ready condition, including drywall patching and cleaning.
• Respond to resident service requests and ensure timely completion.
• Serve as on-call emergency contact for after-hours building emergencies.
• Work with team members, contractors, and vendors to ensure readiness of apartments.
• Conduct routine preventative maintenance program work.
• Assist in coordinating and overseeing vendors and contractors.
• Perform janitorial work as necessary.
• Provide superior customer service to residents and prospects.
• Comply with the Federal Fair Housing Act and OSHA guidelines.
