About The Position

Bender Companies is seeking a highly motivated and experienced Apartment Maintenance Supervisor to lead the maintenance operations at one of our apartment communities in Milwaukee. This is a key leadership position, ideal for a hands-on professional who thrives in a fast-paced, customer-focused environment. We are looking for someone with a strong background in property maintenance, proven team leadership, and the ability to balance daily operational needs with long-term maintenance planning. You should be organized, solutions-oriented, and capable of motivating a team to deliver high-quality results that support resident satisfaction and asset performance. As the Maintenance Supervisor, you will oversee all aspects of property maintenance operations. You’ll manage service requests, unit turnovers, preventative maintenance, vendor relationships, and the daily workflow of the maintenance team. This role requires both strong leadership and a hands-on approach to ensure the property is maintained to the highest standards, and all resident concerns are addressed quickly and professionally. You will work closely with the Property Manager to meet operational goals, improve maintenance processes, and maintain compliance with safety and building regulations.

Requirements

  • Reliable transportation to get to work
  • 2–3 years of experience in residential maintenance, including team leadership or supervisory experience
  • A passion and ability to lead and develop team members
  • Strong communication skills with the ability to interact professionally with residents, vendors, and team members
  • Strong ability to prioritize and manage multiple complex tasks across a dynamic property environment
  • Working knowledge of HVAC, plumbing, electrical, carpentry, and general maintenance practices
  • Ability to lift up to 50 pounds

Nice To Haves

  • Familiarity with property management systems (e.g., Yardi, AppFolio) is a plus
  • EPA certification, HVAC license, or other relevant credentials are a plus

Responsibilities

  • Create and implement a daily plan of action to maximize maintenance team productivity and prioritize tasks efficiently
  • Coordinate unit turns with vendors and contractors to ensure timely, high-quality apartment readiness
  • Oversee and ensure timely completion of all service requests, work orders, and assigned maintenance tasks
  • Perform routine property inspections to identify and address maintenance issues proactively
  • Assist in preventative maintenance efforts to extend the life of property systems and equipment
  • Ensure all work complies with safety standards, building codes, and company policies
  • Order and manage maintenance supplies to ensure availability of necessary materials and control inventory costs
  • Maintain accurate records of maintenance activities, supplies, and vendor work to support operational efficiency and compliance
  • Deliver notices and communications to residents as directed by management
  • Participate in an on-call schedule for after-hours maintenance emergencies
  • Perform additional duties as assigned
